The new community of Scarlet Oaks in Elkridge will include 31 Colonial-style single-family homes by Patriot Homes. Nearby are golf courses and, expected to open in November, Arundel Mills, one of the country's largest shopping centers.

Each home in this Howard County community will be built on one-fifth of an acre and have an elegant pitched roof with fiberglass shingles, aluminum siding and a two-car garage. Brick fronts are optional.

Inside, all 15 home styles have four bedrooms, 2 1/2 baths, 9- or 10-foot ceilings on the main level, hardwood flooring in the foyer, a luxury master bath with a soaking tub and separate shower, ceramic-tile tub and shower surrounds, four-panel doors, cathedral ceilings in the master bedroom, and gas heat and hot water.

The homes range in size from 2,140 to 3,254 finished square feet, with base prices from $228,900 to $266,900.

The John Rutledge model, with 2,705 finished square feet, is priced from $256,900. This home features a two-story foyer flanked by formal living and dining rooms, both of which can have a tray ceiling. At the rear of the home is a dramatic octagonal family room with a wall of windows, an optional tray ceiling and step-down.

On one side of the family room is a library; on the other is a breakfast nook and center-island kitchen, which has access to the garage. A sun room with skylights can be added adjacent to the kitchen.

Upstairs, the master suite has double doors and a step-up entrance, a wall of windows, two walk-in closets and a luxury bath with two separate vanities, a corner soaking tub and a separate shower.

Options available include porches with columns, sun-room additions, room extensions, tray ceilings, bay windows, fireplaces and French doors.
