Patriot Homes is building 90 single-family homes at Melwood Springs in Upper Marlboro, where 18 floor plans are available.

Each home in this Prince George's County community will have low-maintenance vinyl siding, a steeply pitched roof, paneled shutters, and a two-car garage. Brick fronts are optional.

Inside, all 18 models include four bedrooms, 2 1/2 baths, hardwood flooring in the foyer, 9-foot ceilings on the main level, wood cabinets and a self-cleaning oven in the kitchen, a master bath with a soaking tub and separate shower, four-paneled interior doors, cathedral ceilings in the master suite and gas heat and hot water.

The homes range in size from 1,890 to 3,254 finished square feet, with base prices from $226,900 to $286,900.

The James Monroe model, with 3,254 square feet, is priced from $286,900. This home features a two-story foyer with an adjacent formal living room defined by half walls and columns. The formal dining room, located to one side of the living room, has an optional porch. Columns define the family room on one side of the center-island kitchen and breakfast area, and the nearby library can be converted to an in-law suite.

Two closets flank the garage entrance to the home, and the powder room is nearby. Upstairs, the large master suite has a cathedral or tray ceiling, a separate sitting area, a walk-in closet and a smaller closet, and a huge master bath with two separate vanities with sinks, a corner soaking tub, and a shower with a seat. Three additional bedrooms share a hall bath. The laundry room can be located on the first or second level.

Options include finished basements, fireplaces, room extensions, kitchen upgrades, intercom systems, surround sound systems and whirlpool tubs.
