Marrick Properties Inc. is building 119 single-family homes on quarter-acre to three-quarter-acre lots at Cecil’s Mill in Great Mills, near neighborhood restaurants and retail shops.

The builder is offering $30,000 for a finished basement or a morning room and deck, plus an additional $15,000 in closing costs when buyers use the builder’s preferred lender and title company.

Each home in this St. Mary’s County community will include beaded siding, professional landscaping with sodded front and back yards and a two-car garage with carriage-style garage doors.

Inside, all eight models feature four bedrooms; two or three full baths and one half bath; hardwood flooring in the foyer; 9-foot ceilings on the main level; 42-inch oak raised-panel cabinets in the center-island kitchen; a master bath with a tub and separate shower; and a structured wiring package.

The homes have 2,274 to 3,400 finished square feet, with base prices from $402,900 to $476,900. Homeowner association fees are $148 per year.

The Breton model, with 2,347 square feet, is priced from $404,900 to $416,900. This home features a two-story foyer, a formal dining room, a formal living room and a central staircase. Across the back of the home are a family room with a wall of windows, a center-island kitchen and breakfast area, a full bath and what the builder calls a “lifestyle room,” which includes a closet and can function as a home office, a first-floor bedroom or a playroom.

Upstairs, the master suite has two walk-in closets and a bath.
