Condominium sales might have slowed along with the rest of the housing market in the Washington area, but this housing style continues to appeal to particular groups of buyers: empty nesters, young professionals and first-time buyers.

In Prince George’s County, several builders are developing new condominiums, often located near a Metro station.

Bozzuto Homes Inc.’s Addison at St. Paul’s in Capitol Heights, at 1207 Addison Road, is a gated community of four residential buildings with a clubhouse and tot lots.

The community is close to the Addison Heights Metro station, shops and restaurants.

The one- to three-bedroom homes have 800 to 1,300 square feet, with a washer and dryer, walk-in closets in the master bedroom and large windows.

Each has a patio or balcony, and buyers can add an optional electric fireplace. Some of the buildings have storage facilities and private garages.

The homes are base-priced from $210,000 to $255,000, with condominium fees of $103 to $163 per month.

Chelsea West, a mixed-use development by Wood Partners at 5651 Auth Way in Camp Springs near the Branch Avenue Metro station, includes condominiums, restaurants, shops, entertainment and offices.

The condominiums will have 24-hour concierge services, high-speed Internet access in a business center and Internet cafe, an indoor swimming pool, a rooftop multipurpose court, 9-foot ceilings, granite counters, a washer and dryer, crown moldings and a solarium, balcony or patio. Some homes have a fireplace.

Prices are from the low $200,000s for one-bedroom homes, the upper $200,000s for the one-bedroom-and-den homes, the mid-$300,000s for the two-bedroom homes and from the upper $300,000s for the three-bedroom homes.

Monthly condominium fees range from $178 to $290.

New condominiums are being built at Greenbelt Crossing near the Beltway and the Greenbelt Metro station in Greenbelt, off Md. 193.

Midtown Largo Station is two blocks from the Largo Metro station and within walking distance of FedEx Field and shopping.

Plans for National Harbor, a mixed-use development by the Peterson Co. LC on the Potomac River in Oxon Hill, call for a section of condominiums to be built.

The National Harbor Web site reports that residential development has been approved for the site, with marketing set to begin later this year and homes to be built by 2008.

Shops and boutiques will be on the street level of the buildings, and the development includes concierge services, a clubroom, a fitness center and a swimming pool.

The one-, two- and three-bedroom homes have stainless steel kitchen appliances and granite counters. The homes are priced from the upper $200,000s, with monthly condominium fees of $267 for the smallest one-bedroom home to $442 for the premium three-bedroom home.

Ryan Homes is building high-rise condominiums at Westchester Park off Kenilworth Avenue less than a mile from the Beltway in Greenbelt.

The homes feature a covered balcony, two or three bedrooms, two or three full baths, a powder room, ceramic tile flooring in the foyer, kitchen and baths; 10- and 11-foot ceilings and granite counters in the kitchen.

The homes have 1,368 to 3,654 finished square feet, with base prices from the $600,000s to $2,000,000.

Monthly condominium fees begin at $462 and rise according to each individual home.

R.R. Parks Construction Co. is building condominiums at Park Place in Annapolis, a retail and office complex with concierge services, a swimming pool, a fitness center and a location within walking distance of historic downtown Annapolis.

Some 24 different floor plans are available with one to three bedrooms and one or two full baths. Some include a powder room.
