Resort living: Water views delight at Sloop Pointe

At Sloop Pointe, a private, gated community in Morattico, Va., residents often feel as if they are living on a boat with sweeping views of water from every window.

Set on a peninsula on the Rappahannock River in the Northern Neck region of the state, this cluster of 18 waterfront homes offers a completely relaxing resort lifestyle. Each home comes with a deeded boat slip with electricity and water. The community includes access to a sandy beach on the river, a swimming pool and a club.

The three-level homes have been designed as “paired residences.” The design mimics the style and craftsmanship of early 20th-century riverfront cottages in Lancaster County, about 120 miles southeast of the District.

The nearby historic village of Morattico includes a post office, two churches and a marina with a fleet of fishing boats. Most of the Northern Neck’s appeal is that it is a peaceful place where residents and weekend guests can quietly contemplate nature, watch the sunset over the river and unwind from the cares of a busy week.

SYG Associates Inc. is offering two completed homes at Sloop Pointe for $599,990. Six new homes will be available for purchase in the fall, allowing buyers to choose their own options and upgrades. Following the settlement and completion of these eight homes, two more will be constructed before the community is complete.

Homeowners pay a monthly homeowner association fee of $200, which includes landscaping, external maintenance of each home, trash removal, water, road maintenance, a septic system and maintenance of the swimming pool, club, piers and docks.

The homes each have about 3,400 square feet, along with a deck, a patio and a one-car garage. The homes have hardwood floors, 9-foot ceilings, oversized windows, custom-designed trim and moldings, custom-designed cabinets, two gas fireplaces, three bedrooms, four full baths, and granite counters and stainless steel appliances in the kitchen.

The Riverside model has an entrance on the main level. A foyer and hall have a view straight through the home to the water. The main level includes a study with a closet and a full bath. The open floor plan at the back of the home features a center-island kitchen, a dining area and a family room with a fireplace. Floor-to-ceiling windows and a glass door frame views of the deck and the Rappahannock River.

One portion of the deck is a covered veranda with a storage closet. Buyers can opt for an enclosed sunroom in place of the veranda.

Upstairs, the master suite overlooks the river through a triple window. Buyers can add a second sunroom above the main-level sunroom, which would create a private master retreat. The suite includes a walk-in closet and a luxury bath with a soaking tub, a separate shower and a double-sink vanity.

The upper level includes two more bedrooms with a connecting full bath. A laundry room and linen closet complete this level.

The lower level has a recreation room with a gas fireplace and a door to the patio, which has a storage closet. Buyers can add a wet bar to the recreation room. This level also has a full bath, a utility closet and access to the garage.
