

At Metropole, the sleek kitchens feature stainless steel and Energy Star appliances from Bosch and Sub-Zero.While some people think of condominiums as “starter homes,” available at lower prices than town homes and single-family homes, that is not always the case in the Washington area. Many condominiums have lavish amenities and sophisticated appointments that come with an equally lavish price tag.
Mostly located within the city limits or in the close-in suburbs of Bethesda and Arlington, these upscale developments pamper residents with concierge services and guest suites for visitors, fitness centers, doormen, security, roof decks and more. Some even have restaurants in the building, which provide room service and catering to residents.
Many of the larger condominium buildings in Washington have homes that range from moderately priced homes on the lower floors to superexpensive penthouses, but this article features buildings with homes priced at $500,000 or higher.

At 2501 Pennsylvania Ave., Intrepid Residential, a subsidiary of Intrepid Real Estate LLC, is building 16 sophisticated condominium homes. Depending on the floor plan, these lavish homes will include such features as a private elevator lobby, a circular foyer, an outdoor terrace with a separate, enclosed indoor terrace room, a media room or a formal dining room. The developers are saving the 19th-century brick facade of the Luzon, an apartment building on the site listed on the National Register of Historic Places.
The building includes two reserved underground parking spaces for each residence, a 24-hour lobby attendant and wiring for a personal security system for each home. The prime location is within walking distance of Georgetown, Dupont Circle, the Kennedy Center, George Washington University and the Foggy Bottom Metro. Metropolis Development Co. is building the Metropole in Logan Circle, a seven-story glass tower on the corner of 15th and P streets at 1515 15th St. NW. The Metropole includes underground parking for residents with a public garage for guests, a landscaped courtyard and private roof decks with sweeping views of Washington and the monuments.
The property includes street-level retail space and a 25,000-square-foot Vida Fitness health club, which includes the Band Salon and Spa. Buyers at the Metropole will have a one-year free membership in the health club and spa. Concierge services will be provided for residents, and two on-site guest suites are available to Metropole owners. The 90 homes range in price from studios priced around $453,900 to penthouses priced from $2,100,000. Monthly condominium fees range from $285 to $950.
The homes range in size from 630 to 2,400 finished square feet. There are more than 30 different floor plans, including one- and two-story floor plans, most with a private terrace or balcony. The modern, open designs have ceiling heights of up to 20 feet with floor-to-ceiling windows and oak floors.
Buyers can choose between several color-coordinated finish packages that include bathroom tiles, flooring and wall finishes. The homes feature Energy Star appliances, including Bosch and Sub-Zero stainless steel appliances, and Bosch washing machines. The homes have oversized walk-in closets, recessed and track lighting and prewiring for high-speed Internet access and cable television.
