Active-adult communities, restricted to households with members age 55 and older, offer a lifestyle far different from the retirement homes of the past. Instead of one or two activities for residents to enjoy between naps, today's active-adult communities offer an array of recreational and social activities that could exhaust teenagers.

At Carroll Vista, an active-adult community in Taneytown in Carroll County, residents not only have myriad on-site events and distractions, but a lifestyle director also plans off-site pursuits such as Potomac River cruises and even tropical vacations.

Located just 10 miles from the charming historic town of Gettysburg, Pa., and 60 miles from the District and Baltimore, Carroll Vista is close to downtown Westminster and Frederick for shopping. Multiple golf courses are also nearby.

Within the community, residents may gather at the clubhouse to enjoy the indoor swimming pool, the indoor driving range, a fitness center, an exercise room, a sauna, billiard and card rooms, arts-and-crafts rooms, a multipurpose ballroom, a great room with a fireplace and television, and a library.

In addition to walking trails and biking paths, Carroll Vista's grounds include shuffleboard and bocce courts, a gazebo, butterfly and meditation gardens, putting greens, four chip-and-putt golf holes, tennis courts and an outdoor swimming pool.

Three styles of homes are currently available at Carroll Vista, ranging in size from 1,417 to 1,550 finished square feet. The homes are priced from $274,990 to $319,990, with a monthly homeowners association fee of $240.

Standard features include low-maintenance vinyl siding and a two-car garage. Inside, each home has hardwood floors in the kitchen and foyer; upgraded ceramic tile floors in the baths and laundry room; a gas fireplace, crown and chair-rail moldings; an oversized shower with a seat in the master bath, and maple cabinets, stainless steel appliances and granite counters in the kitchen.

Options available include a finished lower level, a loft, brick and stone fronts, upgraded flooring, tray ceilings, upgraded cabinets, extra windows and a security system.

The York model has 1,417 square feet and is priced from $274,990. This home has an open great room and dining area with a wall of windows and a fireplace adjacent to the kitchen. The master suite has a walk-in closet and private full bath.

The second bedroom, at the front of the house, has an adjacent full bath. The laundry room has a door to the garage. Buyers can extend the great room or finish the basement with a study, an activity room, a hobby room and a full bath.

The James model has 1,389 square feet and is priced from $299,990. This home has a foyer entrance with doorways to the kitchen, dining room and a second bedroom.

The kitchen features a pantry and an adjacent breakfast nook with a double window. The dining room opens into the great room, which has a wall of windows and a fireplace.

Nearby is the master suite, which has a walk-in closet and a private bath. The second bedroom has an adjacent full bath, and the laundry room has a door to the garage. The basement can be finished with a study, recreation room, full bath and hobby room.

The Potomac model has 1,550 square feet and is priced from $319,990. This home has double doors leading from the foyer into a den with a double window. The main level also has a living room, a dining room and a rear center-island kitchen with a family room and breakfast area. The master suite includes a walk-in closet and a private bath. The second bedroom has an adjacent full bath, and the laundry room has a door to the garage. Buyers can extend the family room and add a second floor with a loft, third bedroom and full bath. The basement can be finished to include an activity room, hobby room, study and full bath.
