As the holiday season begins, a few households may be thinking that the time has come for a present the whole family can enjoy: a vacation home near the beach. While that may seem like an extravagant gift in this year of downsizing, some vacation homes are surprisingly affordable.

At Stonewater Creek in Millsboro, Del., K. Hovnanian Homes is building single-family homes, including some models with first-floor master suites, base-priced from $199,900 to $299,900. This Sussex County community will include half-acre sites just 20 minutes from the beach.

Within the community, residents can enjoy a swimming pool, a hot tub, a club and tennis courts. Homeowner fees for these amenities, along with the central water system, private lighted roads and a private central sewer system are $1,000 annually.

Stonewater Creek will eventually have 225 single-family homes built by K. Hovnanian Homes, available in eight styles. Residents can relish their quiet lifestyle within the community, spending long weekends in every season and holidays with the family in their “home away from home.”

In addition to nearby beaches in Rehoboth, Dewey and Bethany, residents are close to bays for boating and fishing, golf courses, outlet shops, restaurants and antique shops. Boat ramps, crabbing locations and parks for bird watching also are close to the community. A Dart Bus stops just outside Stonewater Creek to transport residents to the beaches and shopping areas.

The homes range in size from a 1,363-square-foot rambler to a spacious 2,700-square-foot home with a loft. Standard features on all the homes include low-maintenance vinyl siding, a landscaping package, a sodded front and side lawn, a seeded rear lawn, an asphalt driveway and a two-car garage.

Inside, the homes have two to four bedrooms with two baths, 9-foot ceilings on the first floor, a fully equipped kitchen with 42-inch cabinets, a high-efficiency gas furnace, central air conditioning and energy-efficient windows.

The Cottonwood Loft model, with 2,700 finished square feet, is base-priced from $299,900. This model has an open floor plan with a formal dining room defined by columns.

The great room has several options, including adding a fireplace, a vaulted ceiling and a tray ceiling. The main level also has a family room adjacent to the great room, with the option of adding a two-sided fireplace to connect these two rooms. A bay window can be added to the family room. The kitchen and an adjacent laundry room with a pantry are located between the family room and the garage.

The first-floor master suite can be personalized with a tray ceiling and a bay window. The suite includes a walk-in closet and a standard closet, along with a linen closet and a large bath with double-sink vanity and a shower. The second bedroom includes a walk-in closet and a private door to a full bath, which is also accessible from the hall.
