Architect I.M. Pei, known for the dazzling design of the East Building of the National Gallery of Art, also designed Waterfront Tower in Southwest Washington during the 1960s. Now, architecture firm Torti Gallas and Partners Inc. has updated the condominium building using sustainable and green features.

Waterfront Tower is located at 1101 Third St., at the center of the revitalized waterfront community in Southwest and Southeast Washington, and adjacent to the Waterfront Metro station. This location allows residents to walk or take public transportation with ease.

The redesigned building includes eco-friendly furnishings in the common spaces, high-efficiency heating and air conditioning systems and lighting, low-VOC paints and floor finishes, carpet made from recycled materials, energy-efficient windows and high-efficiency appliances.



The lobby at Waterfront Tower features marble tile floors and custom tile mosaic art above the elevator bank. The mosaic was completed by the local children’s arts organization, Arts on the Block, to reflect the developer’s partnership with the community.

Bernstein Cos. developed and manages Waterfront Tower, where homes range from 500 to more than 1,150 square feet. Prices range from the low $200,000s for a studio to the $500,000s for two bedrooms. Several sizes of one-bedroom homes, from a junior one-bedroom to an executive one-bedroom, are base-priced from the mid-$200,000s to the upper $300,000s.

The homes include white oak hardwood floors, mosaic detailing, carpet made of recycled materials, countertops of Caesarstone quartz, track lighting, crank-out windows and window treatments.

The two-bedroom floor plan has hardwood floors extending from the foyer through the hall, into the open living and dining room and the kitchen. The kitchen includes a breakfast bar, and the living and dining room has windows on two sides. Both the master bedroom and the second bedroom have double closets. These bedrooms share a full bath.

The executive one-bedroom home includes hardwood floors in the foyer, the center-island kitchen and the open living and dining room, which has windows on two sides. This home has a full bath off the hall and a bedroom with a double-size walk-in closet.

The studio home has a separate kitchen with a breakfast bar and an open room, which functions as both the living space and the bedroom. This home also has a closet in the foyer and a deep walk-in closet, plus a full bath.

Amenities at Waterfront Tower include a community room with a kitchen and bath; a fitness center; an entertainment lounge; and a courtyard with green space, a patio, a picnic table and barbecue grills. The development includes on-site parking, secured access entrances, a front-desk attendant, personal storage units and bicycle-storage space. Zipcars are available for those who want to have occasional use of a car.

Residents can walk to the Washington Marina, Nationals Park, Arena Stage, the Mall and a variety of new and established shops and restaurants, including some waterside restaurants and nightclubs. A new grocery store is anticipated to open in Spring 2010 next door to the condominiums.
