Luxury home: Energy-efficient custom house in Dayton

Not only do custom builders include the most-wanted features in their homes, but they also focus on the quality of the construction when it comes to the most discriminating clients — their own family. Some custom builders opt to build their own homes with innovative materials and techniques that can serve as models for future developments.

In Howard County, a custom homebuilder started building a luxury, energy-efficient home at 14265 Triadelphia Mill Road in Dayton for his family but later decided to move out of the area.

Now on the market for $1,049,000, the brand new 10,500-square-foot custom home rests on a 1.38-acre site. The quality-built home features seven bedrooms, 7 1/2 baths and five fireplaces. This home is not yet complete so buyers may customize some of the finishes such as flooring, cabinets, appliances and paint colors.

This environmentally-friendly home is constructed with Quad-Lock insulated concrete forms that extend from the foundation to the roof to make the home more energy-efficient, able to withstand hurricane-force winds, reduce outside noise, inhibit drafts and restrict insect invasions.

Energy-efficient windows, three water heaters, triple-zone heating and a passive radon detection system add to the home’s efficiency and comfort, along with multiple zones of heating and air conditioning. The home includes a concrete-enclosed “safe room” on the lower level. It also includes an elevator shaft (for the future installation of an elevator).

The home’s distinctive elevation includes a front porch with custom flagstone imported from India, 10 columns, a beaded ceiling and recessed lighting. The exterior includes maintenance-free fiber cement siding, perimeter lighting and multiple, covered rear decks with beaded ceilings. One of the rear decks has a built-in outdoor fireplace.

An arched, 8-foot-high set of mahogany double doors provides a grand entrance to the home. Inside, the home has 10-foot ceilings on the main and upper levels; custom, arched wooden beaded Roman doors; tray ceilings; and heated basement floors. Three arched entryways lead from the foyer into the kitchen, the lower level and the two-story great room, which has 23-foot high ceilings, wall sconces and a chandelier.

The dining area includes a stone fireplace with a raised hearth, a butler’s pantry and a tray ceiling. Arched mahogany French doors lead to the rear deck. The family room includes a stone archway entrance and is wired for a flat-screen TV and a ceiling fan.

The kitchen includes a center island with seating for eight people, a walk-in pantry, a double wall oven, multiple dishwashers, a trash compactor and a built-in desk.

The first-floor master suite, entered through an anteroom with wiring for a chandelier and wall sconces, includes oversized French doors leading to the deck, transom windows, a tray ceiling and a stone fireplace with a raised hearth. The luxury master bath features a double-door entrance, an oversized shower with a bench, a two-person whirlpool tub and a large walk-in closet.

The main level also has a half bath and a full bath, accessible from the deck for entertaining or for use with a future pool, and a guest suite with a walk-in closet and a full bath.

Upstairs are a recreation room with a cathedral ceiling and double patio doors leading to a covered deck. Two more bedrooms are on this level, each with a walk-in closet and private full bath.

The lower level includes a recreation room with a stone fireplace, two bonus rooms for exercise rooms, a workshop or additional bedroom space and French doors opening onto the landscaped grounds and rear decks.

The grounds also include a guest house with a one-car garage, a stamped concrete patio, a bedroom, a full bath, skylights and space for a kitchenette. The two-car garage includes hot and cold water valves for car washing.
