Ryan Homes is building 28 town homes at the Courts at Bonaventure in Odenton, near shops and restaurants at Piney Orchard. Residents can enjoy walking paths, a picnic and grilling area, and a tot lot.

The builder is offering a free finished basement, $10,000 toward closing costs and a choice of one of three kitchen upgrades for buyers financing with NVR mortgage.

Each home in this Anne Arundel County community will include vinyl siding, paneled shutters, sodded front and rear lawns, and a shrub package. Brick fronts and bay windows are optional.

Inside, each town home features three finished levels with three bedrooms and 1 1/2 baths, 9-foot ceilings, solid oak handrails, oak cabinets and a double-bowl stainless steel sink in the kitchen, a ceramic tile tub and shower surround in the full bath, a programmable thermostat, and gas heat.

The Aurora town homes have 1,926 finished square feet, with base prices from $259,990. Homeowner association fees are $42 per month.

Each Aurora town home has a main-level entrance into a foyer with a powder room and closet. The living room is adjacent to the foyer and can be accessorized with a fireplace. End units also can include an extra window or a bay window.

At the back of the home are a dining room and the kitchen. Buyers can add an island to the kitchen or opt for a country kitchen without the dining room.

Upstairs, the master suite has a walk-in closet and a private door to the shared bath. Buyers can add a cathedral ceiling and a private master-suite bath. Two more bedrooms complete this level.

The lower level has a recreation room and laundry room. Buyers can add a bath and a bedroom to this level.

An optional three-level sunroom expands the lower-level recreation room and the master bath and adds a sunroom off the kitchen.
