The golf courses, mild weather, outlet shopping, amusement parks and historic sites in Williamsburg, Va., attract thousands of visitors each year. The area has become popular for retirees, who are drawn to the numerous local attractions as well as quick access to the District, Richmond, Virginia Beach, Norfolk and the Chesapeake Bay.

Lennar is developing Colonial Heritage, an active-adult community in Williamsburg. This gated golf-course community covers 1,500 acres and features extensive amenities designed to keep residents, who must be age 55 or older, physically fit and socially active.

Residents at Colonial Heritage can enjoy a 178-acre 18-hole championship golf course designed by Arthur Hills and surrounded by natural landscaping. Golf memberships and programs are available, along with a putting green, a driving range and a full pro shop.

The focal point for the community is the 25,000-square-foot Heritage Clubhouse, which includes a grand ballroom, fine and casual dining, a library, a craft room, a billiards room and a woodworking shop.

In addition to the elegant Heritage Clubhouse, residents can enjoy the athletic club, which has an indoor swimming pool, an outdoor swimming pool, an exercise room, a pro shop, men’s and women’s locker rooms, and a snack bar. The community also has tennis courts and miles of walking and hiking trails. A year-round activity director plans social activities for residents.

Homeowners at Colonial Heritage pay $240 monthly, which includes unlimited use of all facilities, with greens fees required for golf. The homeowners association provides a 24-hour manned gatehouse for added security, professional management of activities, common-area landscaping, amenity maintenance and liability insurance on homeowner association property.

The development, located 10 minutes from Colonial Williamsburg, offers easy access to Busch Gardens and Water Country USA, the College of William & Mary and nearby attractions in Norfolk and Richmond. Restaurants and shops are within a short drive of Colonial Heritage, along with rivers for boating and fishing.

Single-family homes and duplex villas are available from Lennar. The Abby and Aldrich villa models, with 1,405 to 1,680 finished square feet, are base-priced from $239,990 to $259,990. These homes have two or three bedrooms, two full baths and a two-car garage. The single-family homes are base-priced from $319,990 to $389,990 and include three bedrooms, two or three baths and a two-car garage.

Standard features in both styles of home include low-maintenance vinyl siding with brick and stone detailing, hardwood flooring in the foyer and powder room, recessed lighting, 9-foot ceilings on the main level, ceramic tile flooring in the baths, a home network package with multimedia outlets, and a contemporary kitchen with Corian counters and furniture-grade cabinets. Some of the homes are available with an unfinished basement.

The Aldrich villa model, with 1,680 finished square feet, is priced from $259,990. This home has a central foyer leading into a great room with an adjacent dining room. This model has an open kitchen with a breakfast bar and a breakfast area, plus a covered patio next to the dining room. The master suite includes a walk-in closet and a luxury bath with a soaking tub, a separate shower and a double-sink vanity. The home has two more bedrooms, a second full bath and a laundry room with a door to the garage.

The Patrick Henry model, with 2,375 finished square feet, is priced from $339,990. This home has a covered front porch that opens into a foyer. At the front of the house is a living room with a triple window. The back of the home features an open floor plan with a dining room, a family room with a triple window, and a center-island kitchen and breakfast area. A deck can be accessed from both the breakfast area and the master suite.

The master suite includes a bedroom with windows on three sides, a walk-in closet and a luxury bath with a corner soaking tub, a separate shower and a double-sink vanity. This home has a second bedroom, a second full bath, a laundry room and a third bedroom or study.
