Kettler Forlines Homes is building 77 single-family homes on sites of one-third acre to 1 acre at Brightwell Crossing in Poolesville, a planned community with a 6-acre park with playing fields, a basketball court, a playground, a picnic pavilion and walking trails.

The builder is offering a $20,000 buyer incentive for closing costs and options.

Each home in this Montgomery County community will include a covered front entry, a brick water table, vinyl siding, professional landscaping and a two-car garage.

Inside, all seven models feature four bedrooms; 2½ or 3½ baths; hardwood flooring in the foyer, powder room, kitchen and breakfast room; 9-foot ceilings on all three levels; hardwood stairs; crown and chair-rail molding; a gas fireplace; Timberlake cabinets and granite counters in the center-island kitchen; ceramic tile flooring in the baths; a luxury master bath with a soaking tub and separate shower; a rough-in for a lower-level bath; high-tech wiring; Energy Star certification, including the EPA Indoor AirPlus label; dual-zone heating and air conditioning; and gas heat and hot water.

The homes have 2,472 to 4,108 finished square feet, with base prices from $529,900 to $689,900. Homeowner association fees have not yet been determined.

The Montgomery model, with 3,555 square feet, is priced from $639,900. This home features a library and a formal living room off the foyer, along with a formal dining room. At the center of the main level is a two-story hall with stairs to the upper and lower levels. At the back of this level are a family room, breakfast area and kitchen with a pantry and a butler’s pantry.

Upstairs, the master suite has a sitting area, two walk-in closets and a luxury bath. The second and third bedrooms share a connecting bath, and the fourth bedroom has a private full bath. A laundry room completes this level.

Options include finished lower levels, a sunroom, a loggia, room extensions and bay windows.
