Ryan Homes is building 62 single-family homes on 5,000-square-foot sites at the Village of Idlewild in Fredericksburg, a planned community near historic downtown Fredericksburg, Central Park and the Spotsylvania Town Center. A five-minute shuttle ride takes residents to the Fredericksburg VRE station.
The Village of Idlewild has a Georgian-style clubhouse with an outdoor swimming pool, a fitness center and tennis courts; walking trails; playgrounds; and a town square.
Ryan Homes is offering 3 percent in closing-cost assistance and a morning room and recreation room that add between 900 and 1,145 square feet to each home for $10,000. Buyers must use the preferred mortgage and title company.
Each home in this Spotsylvania County community will include Hardiplank siding, professional landscaping and a two-car garage. Brick fronts and porches are optional.
Inside, all three models feature four bedrooms, 2½ or 3½ baths, an open floor plan, 9-foot ceilings on the main level, 12-foot ceilings in the family room, 42-inch oak cabinets and a storage pantry in the kitchen, a luxury master bath with a soaking tub and separate shower, a second-floor laundry room, and gas heat and hot water.
The homes have approximately 2,290 to 3,109 finished square feet, with base prices from $309,990 to $344,990. Homeowner association fees are $114 per month.
The Yates model, with 2,290 square feet, is priced from $309,990. This home features a two-story foyer with an adjacent living room with a column.
The main level has a dining room with a column; a powder room; and an open kitchen, breakfast area and family room.
