The Victorian mansion that wraps around the corner at 1120 Rhode Island Ave. NW started life in 1895 as a doctor’s office. Now, 117 years later, Lock 7 Development is converting the property into eight condominium homes known as the Newport Tower.
In between, the building functioned as one of the city’s first lumber yards, known as Pollard’s Wood and Coal. Most recently, the mansion’s owner used it as home base for occasional visits to the District.

The partners at Lock 7 chose the name Newport Tower in a nod to its location on Rhode Island Avenue as well as to emphasize the building’s distinctive architectural feature, its tower. The building’s color scheme, a gray exterior with blue window trim, fits with the nautical theme.
While researching potential names for the building, the partners came across the original Newport Tower, believed to be one of the oldest standing structures on the East Coast. Located in Newport, R.I., the tower was used as a lookout, a windmill and a munitions base. The shape of the tower in the condominium building echoes the design of the original.
Newport Tower’s location in Logan Circle may be as much of a draw as its historic architecture. Shops, restaurants, theaters and a Whole Foods grocery store are all within walking distance. Residents can relax in the park at Logan Circle or explore countless options for dining and nightlife in Logan Circle, Dupont Circle and the nearby U Street corridor. The community has a Walk Score of 97 out of 100 points, indicating the availability of almost every possible amenity within walking distance. The Mount Vernon Square/Convention Center Metro station is also within walking distance and offers quick access to the entire Metro area.

The one-bedroom homes range in size from 500 to 675 square feet and are base-priced from $349,000 to $424,000. Monthly condominium fees are estimated at $138, with an initial contribution of two months of fees.
The homes have dramatic 12- to 14-foot ceilings in every room, restored heart pine flooring, the original stained-glass transoms, custom-designed kitchens and marble tile baths. The building has secured access; new energy-efficient windows, furnaces and insulation; and all-new plumbing, electrical and HVAC systems.
Unit 1, a lower-level unit with 675 square feet, is priced from $369,000. This home has a separate entrance and a living area tucked into the circular shape of the tower. The living area is open to the dining area and adjacent kitchen, which has a breakfast bar. Next to the kitchen is a den with a closet and a second closet with a washer and dryer. This home also has one bedroom and one full bath.
Unit 7, which has 550 square feet, is a penthouse home priced at $424,000. This home has a living area dramatically set into the top of the tower and open to the dining area and kitchen. The kitchen includes a breakfast bar and a closet with a washer and dryer. The bedroom includes a double-door closet and is adjacent to a full bath.
Unit 8, which has 500 square feet, is a penthouse home priced at $409,000. This home has an open living and dining room and kitchen with access to a private front balcony. The bedroom includes a clothes closet and a closet with a washer and dryer, as well as a door to the full bath.
