Miller & Smith is building 51 single-family homes on sites of 3,264 square feet at the Fells Point Collection at Maple Lawn in Fulton, a planned community with shops, restaurants, entertainment venues and a community center. The community also will include swimming pools; a picnic pavilion; tennis and multipurpose courts; a tot lot; a formal garden; and a green for outdoor concerts, soccer and softball.

Each home in this Howard County community includes traditional architecture with low-maintenance fiber cement siding, professional landscaping and a two-car garage. Brick fronts are optional.

Inside, each home includes four or five bedrooms; 2½ or 3½ baths; hardwood flooring in the foyer, powder room, kitchen and dining room; 9-foot ceilings on the main and upper levels; crown molding; 42-inch flat-panel birch cabinets, granite counters, stainless steel appliances and recessed lighting in the center-island kitchen; ceramic tile flooring in the full baths; a luxury master bath with a double-sink vanity and an oversized glass-enclosed shower; a high-tech wiring system; a programmable thermostat; and gas heat and hot water.

The Fells Point Collection homes have 2,253 finished square feet, with base prices from $559,990. Homeowner association fees are $183 per month.

Each home features a front porch that opens into a foyer with a closet and powder room. A study with a triple window is adjacent to the foyer.

The main level also has a great room that opens to the dining area and kitchen. A pantry and entrance to the garage are next to the kitchen. Buyers can add a fireplace and a sliding glass door to this level.

Upstairs, the master suite has windows on two sides, two walk-in closets and a luxury bath. Three more bedrooms, a second full bath and a laundry room complete this level.

Buyers can convert the fourth bedroom to an open loft and finish the lower level with a den or bedroom, a full bath, a recreation room and an activity room.
