Ryan Homes is building more than 170 traditional single-family homes at Simmons Acres in Beltsville, each on a wooded home site of one-third to one-half acre. For a limited time, the builder is offering $7,500 toward closing costs to qualified buyers.

Each home in this Prince George's County community will feature professional land-scaping, a low maintenance exterior with vinyl siding and a two-car garage. Brick fronts, normally an optional feature, are included for a limited time.

Each of the six models includes four or five bedrooms, 2 1/2 or 3 1/2 baths, 9-foot ceilings on the main level, six-panel doors, oak banisters and rails, decorative light fixtures, ceramic tile tub surrounds and gas heat.

Optional features, included for a limited time as standard features, consist of a luxury master bath, 42-inch cabinets in the kitchen, a gas fireplace in the family room, a hardwood foyer, crown and chair-rail moldings, and a center-island kitchen.

Other options include a three-car garage, sun rooms, skylights, bay windows, tray ceilings, room extensions and finished lower levels. The homes range in size from 2,439 to 3,544 square feet, with base prices from $234,900 to $294,900.

The Courtland model, with 2,907 square feet, is priced from $249,900. This home features a two-story foyer, a study with French doors, a living room and dining room with optional columns, a center-island kitchen with an open breakfast room, a powder room, a large family room, which can be a step-down from the breakfast room, and a mudroom/laundry room.

Upstairs, three bedrooms share a hall bath, while the master suite has a luxury bath, a walk-in closet and an optional sitting room with columns.
