The planned community of Oak Valley in Gainesville features single-family homes from several builders, all on lots of a half-acre or larger with plenty of mature trees and preserved open spaces.

Ryan Homes is building 76 homes in this Prince William County community.

Each home will feature low-maintenance beaded vinyl siding, a professionally land-scaped and sodded yard, an asphalt driveway and a two-car garage. Brick fronts and three-car garages are optional.

Inside, all seven models include four bedrooms, 2 1/2 to 3 1/2 baths, a fireplace, crown and chair-rail moldings, hardwood flooring in the foyer, ceramic-tile flooring in all baths, a luxury master bath with a soaking tub and separate shower, a full basement with a three-piece rough-in for a bath, and a security system.

The homes range in size from 2,324 to 3,653 finished square feet, with base prices from $349,990 to $419,990.

The Courtland model, with 2,907 square feet, is priced from $386,990. This home features a two-story foyer flanked by the formal living room and the study, which has a double-door entrance. Optional columns can be placed between the living room and dining room, and the center-island kitchen includes a breakfast area and a pantry and an entrance to the mudroom/laundry room. Nearby is the family room, which can include a step-down and additional windows. Upstairs, the master suite includes a cathedral ceiling, two closets and a luxury bath with a corner soaking tub. This room can be reconfigured with a sitting room and columns. Three more bedrooms share a hall bath.

Options include a finished basement with a media room, recreation room and bath, morning rooms and sunrooms, bay windows, extra bedrooms, and rooms over the garage.
