Oak Ridge Builders is building 81 town homes with three finished levels at River Oaks in Woodbridge, where the recreational amenities include a clubhouse, swimming pool, tennis courts and play areas. The builder will contribute $5,000 to closing costs when buyers use the designated lender.

Each home in this Prince William County community will have low-maintenance 6 1/2-inch beaded vinyl siding, a landscaped and sodded yard and an English basement. Brick fronts are optional.

Inside, all three models feature three bedrooms, 2 1/2 baths, 9-foot ceilings on the main level, six-panel doors, ceramic tile tub and shower surrounds, a finished recreation room, a vaulted ceiling in the master bedroom, a designer lighting package, structured high-tech wiring, a security system, and gas cooking, heat and hot water.

The homes range in size from 1,550 to 1,930 finished square feet, with base prices from $156,900 to $168,900.

The Radford model, with 1,550 square feet, is priced from $156,900. This home features a main-level entrance into the open living room and dining room, a powder room, and a rear combination kitchen and family room. Upstairs, the rear master bedroom includes a walk-in closet and a private bath with a double-sink vanity. Two additional bedrooms share a hall bath. The finished lower level has a recreation room, a laundry room, a den and an optional bathroom. An optional three-level addition off the family room adds a sunroom, an extended recreation room, and space for a luxury master bath with a corner soaking tub and a separate shower.

Options include a luxury master bath with a soaking tub and separate shower, fireplaces, and cabinetry and flooring upgrades.
