One of the world's largest law firms has leased 250,000 square feet in a building planned near the new Washington Convention Center.
Finnegan Henderson Farabow Garrett & Dunner will become a lead tenant in the 538,000-square-foot building at 901 New York Ave. NW. Boston Properties is expected to begin construction on the building this September, with completion projected for September 2004.
"This move reaffirms our commitment to the city of Washington. We are proud of our Washington roots, and we want to keep our footprint in the city," says Chris Foley, managing partner with the law firm.
Finnegan Henderson is currently based at 1300 I St. NW.
Last year, the firm leased 96,648 square feet at Two Freedom Square, a building in Reston. The firm plans to move about 40 lawyers and staffers to Reston by the end of the year; it will have roughly 740 employees in its new headquarters at 901 New York Ave. NW.
The new building in the District will be located on a 53,000-square-foot triangular site near the convergence of New York and Massachusetts avenues and K Street NW. The site, now used as a parking lot, is two blocks from the new Washington Convention Center.
The new building will offer 510,000 square feet of office space on 10 floors, 27,000 square feet of retail space on the first floor and four levels of underground parking.
The existing convention center, which is expected to be redeveloped into a 3.5 million-square-foot arts and entertainment venue, sits across the street from the site.
Architectural firm Davis Carter Scott designed the new building and will design Finnegan Henderson's interior office. Brokerages the Staubach Co. and Cushman & Wakefield arranged the firm's new lease.

Microsoft comes to Reston
Microsoft Corp. has leased 50,000 square feet at Two Discovery Square, a 185,222-square-foot office building under construction in Reston Town Center.
The software giant will occupy the lower four levels of the nine-story building, which is scheduled to be completed in May. Microsoft officials declined to comment.
Two Discovery Square has 113,365 square feet of remaining space available.
Another technology company, Siebel Systems, has moved into 111,000 square feet at One Discovery Square, an identical building next to Two Discovery Square. The law firm Mintz, Levin, Cohn, Ferris, Glovsky and Popeo has leased 67,158 square feet at One Discovery Square.
The Discovery Square complex sits on 10 acres in Reston Town Center at Sunset Hills Road and Reston Parkway. The project consists of two nine-story buildings, two parking decks and a central courtyard.
Developers Terrabrook and Boston Properties are the joint developers of Discovery Square and many of the new buildings in Reston Town Center. The venture's first project was Reston Overlook, a two-building, 440,000-square-foot complex.
In late 1999, Terrabrook and Boston Properties completed One Freedom Square, an 18-story office tower with 414,000 square feet that is fully leased by consulting giant Accenture.
The 16-story, 425,000-square-foot Two Freedom Square building is scheduled to be completed by mid-2002. It is 55 percent leased.
Brokerages Julien J. Studley and Prospective arranged the Microsoft lease.

New tenants at Federal Gateway
Four new tenants have joined Federal Gateway, a 10-story, 297,000-square-foot office building at 140 M St. SE between New Jersey Avenue and Second Street SE.
Global Technical Systems, a radar research and development company, will lease 20,000 square feet; L-3 Communications, a government contractor, will lease 10,800 square feet; Corrprop Cos., an engineering company, will lease 4,000 square feet; and Novonics Corp., a system engineering company, will lease 3,000 square feet.
Federal Gateway is a joint venture between William C. Smith & Co. and Spaulding & Slye Colliers. It is located across the street from the Southeast Federal Center, the future home of the federal Transportation Department.
Brokerages Spaulding & Slye Colliers, Charles E. Smith and Transwestern arranged the new leases.
