While active adult communities are quickly developing into a growth industry in the Washington area, these developments are not all alike. Some feature high-rise condominium homes surrounded by recreational amenities, others are country-club-style communities where buyers are restricted to households with one member age 55 or older, and others represent a restricted community within a multi-age planned community.

At Dunbarton at Braemar, between Haymarket and Manassas in Prince William County, Brookfield Homes has been developing both the planned community of Braemar and the active adult component known as Dunbarton.

Now Patriot Homes is also building homes for age-restricted households at Dunbarton.

The quaint country-village style of Dunbarton will include one-level single-family homes within a 24-hour electronically controlled gatehouse. Homeowners at Dunbarton become members of the Dunbarton Club, which overlooks Broad Run and the open spaces of the community.

Patriot Homes is offering two model home styles at Dunbarton. The Patuxent III model, with 1,426 square feet, is base-priced from $404,900.

This home has a two-level foyer with a central staircase. The open living room and dining room both include two-story ceilings. Adjacent to the living room is a breakfast area, a kitchen and a laundry room with a pantry that is linked to the two-car garage.

This model also has a first-floor master suite with a walk-in closet and private bath with a large shower with a seat and double-bowl vanity.

This level also has a second full bath and a second bedroom. The home includes a basement level that can be finished with a recreation room, den and full bath.

The Livingston model, with 2,780 finished square feet, is base-priced at $416,900. This model includes a two-story foyer with an adjacent study. In the center of this home are an open living and dining room, with an adjacent breakfast nook and kitchen linked to a laundry room and pantry with access to the two-car garage.

A powder room is adjacent to the study. The main level also includes a master bedroom suite with a walk-in closet and a private bath with a large shower and a double-bowl vanity.

The Livingston model has a second level with a central loft and a computer area that each overlook the two-story living room and breakfast nook. In addition, there are two more bedrooms and a full bath, plus an attic for storage.
