Active adult communities are among the fastest-growing types of housing developments, appealing to the baby boomer crowd interested in maintaining a stimulating life without the hassles of maintaining a home.

Most of these communities include recreational amenities such as fitness centers and swimming pools, plus community centers with planned events to foster friendships among the residents.

Active adult communities typically require at least one member of each household to be age 50 or 55 or older and restrict the development to adults, but they often include family friendly amenities for visiting grandchildren.

Among the pioneers in the active adult field, Del Webb Corp. has been building retirement and mixed-age developments for more than 40 years.

Celebrate, which will be developed about two miles from the Falls Run community in Fredericksburg, is expected to include a 25,000-square-foot recreation center with an indoor swimming pool and whirlpool, an outdoor pool, a fitness center, a business center, a kitchen, a library and lounge with a fireplace, meeting rooms, tennis courts, and boccie courts.

Detached single-family homes and attached villas are planned, with prices anticipated from $250,000 to the $400,000s.

Slenker Land Corp. has designed Central Parke at Lowes Island, an active adult community within the planned community of Cascades in Loudoun County.

Lennar Corp., builder and developer of Heritage Hunt in Prince William County, has begun sales at Colonial Heritage in Williamsburg, a gated community with an 18-hole championship golf course designed by Arthur Hills and surrounded by 520 acres of natural landscaping.

Other recreational amenities will include walking and biking paths, tennis courts, and an athletic club that will have both indoor and outdoor swimming pools and an exercise room.

The focal point for the community will be the 25,000-square-foot Heritage Clubhouse, which will include such facilities as a grand ballroom, a full-service restaurant, a library, a craft room, a billiards room and a woodworking shop. Brookfield Homes is developing both the active adult community of Dunbarton and the surrounding Braemar community between Haymarket and Manassas in Prince William County.

Brookfield Homes is building new luxury condominiums at HiddenBrooke, off the Fairfax County Parkway near the Springfield Metro station, a neighborhood surrounded by shopping and dining.

Only five homes are still available in the four elevator buildings, and each home will include a balcony or patio. The community will include a health and fitness center, a clubroom, and landscaped courtyards between the buildings. HiddenBrooke includes maintenance-free living, secured entries and optional garages.

In Lansdowne in Loudoun County, Leisure World of Virginia has been sited in a wooded glade bordering the Potomac River, adjacent to the Lansdowne resort and its golf course, where special golf privileges are available for residents. The IDI Group Cos. development eventually will have about 3,000 residents in condominium buildings arranged in circular patterns to encompass open spaces and recreational amenities.

Clubhouse West, a two-level health, recreation and fitness center surrounded by rose gardens, water gardens and waterfalls, includes an indoor pool area that resembles a Roman bath, with faux finishes depicting marble and stone walls, columns, detailed moldings, and lush greenery.

In addition, the clubhouse includes a health spa, a rooftop tennis court, craft and hobby rooms, a library, an interfaith chapel, a convenience store, a deli, a bank, and a hair salon. Toll Bros. Inc. will be building almost 1,000 condominiums, single-family homes and patio homes at Regency at Dominion Valley, an active adult community adjacent to the 2,400-acre Dominion Valley Country Club, a planned community in the foothills of the Bull Run Mountains near Haymarket.

In addition to an 18-hole golf course designed by Arnold Palmer, the community will have a lighted 18-hole putting green, lighted tennis courts, jogging and biking trails, and indoor and outdoor swimming pools.

The Regency Club, expected to open early next year, will include a ballroom, a performing-arts center, a fitness center, a whirlpool tub, a steam room, a resort spa and salon, a library, a business center, and dining facilities.

Oxbridge Development LC has begun land development on the community, which will feature homes from Beazer Homes and Centex Homes.

Shenandoah will include 2,130 homes, a mix of single-family homes, duplexes, town homes and condominiums surrounding the lake. Amenities in the community in addition to lake views and views of the Blue Ridge Mountains will include a clubhouse, tennis courts, hiking trails and boating piers.

Age restrictions at Shenandoah require that 80 percent of the households be occupied by at least one person 55 or older. The remaining 20 percent of the planned homes will be occupied by at least one resident 45 or older.

Prices are anticipated to begin in the upper $200,000s.

Ryan Homes and NVHomes have teamed to develop Virginia Heritage at Lee’s Parke, adjacent to but separate from the planned community of Lee’s Parke in Fredericksburg.

Plans for Virginia Heritage call for a 416-acre enclave with about 800 detached single-family homes from Ryan Homes, NVHomes and Lennar in two neighborhoods.

Virginia Heritage will have a gated entrance and a clubhouse with a grand ballroom, a lounge, a billiards room, a card room, a fitness center and activities rooms. Other planned amenities include indoor and outdoor swimming pools, tennis courts, and a full-time activities director.

The clubhouse is expected to open next spring.

The homes will all offer one-level living and a two-car garage with the option of completing a second level. Lennar’s homes, in the patio, garden and executive collections, are base-priced from the $350,000s to the $470,000s.
