Buyers of resort homes expect to entertain friends and family, knowing that one of the joys of vacation can be sharing the fun with a crowd. The single-family homes overlooking Indian River Bay at Ellis Point in Dagsboro in Sussex County, Del., feature open floor plans and plenty of bedrooms for guests.

The community of 56 homes includes a swimming pool, clubhouse and fitness center and is adjacent to Holts Landing State Park, which has more than 200 acres with a boat landing, crabbing pier and playground.

Several golf courses are also nearby. Bethany Beach; Dewey Beach; Rehoboth Beach; and Ocean City, Md., are all within an easy drive of the development.

Designed for the coastal lifestyle, the three models at Ellis Point include two-story porches off the lower and main levels, with the option of adding a third level for a triple-stacked porch.

The homes include outdoor decks, porches and patios in the front and back of the property, many with views of the bay. The homes have James Hardie Color Plus siding, and each home includes a two-car garage with carriage-style garage doors, professional landscaping and a post light.

Priced from $799,990 to $869,990, the homes have 3,234 to 3,624 finished square feet. The homes include 9-foot ceilings on the first floor, hardwood flooring in the foyer, oak stairs, ceramic tile flooring in the mudroom/laundry room and baths, a gas fireplace with a marble hearth and surround, and a structured wiring package.

The kitchen includes hardwood flooring, 42-inch maple cabinets, stainless-steel appliances and Corian counters. The master suite includes a bath with a tub and a separate, large shower.

Buyers can add sunrooms, two-sided fireplaces, central tubs in the master bath, elevators, box ceilings, wet bars and finished lower levels.

The Wilmington model, with 3,624 square feet, is priced from $869,990. This home features a front deck with a door into the foyer and an optional door into the breakfast room.

The open main-level plan includes a breakfast room with two walls of windows at the front of the house; a center-island kitchen; a dining room with windows on two walls; and an open, two-story living room with two glass doors to the rear deck, plus a fireplace.

The main level also includes a master bedroom with two walls of windows, a walk-in closet, a bath and an optional wet bar.

The stairs open into a central loft upstairs that overlooks the two-story living room. This level includes a second master suite with two walls of windows, a bath and an optional wet bar. The third and fourth bedrooms share a connecting full bath, and each has a built-in window seat. The laundry room is also upstairs.

The lower level includes a deck and can be finished with a fifth bedroom, another full bath and a family room.

The Wilmington model can be customized with a screened porch off the first-level master suite, a sunroom off the first-level master suite and an outdoor shower on the lower-level deck.
