Recreational amenities are just part of the draw at active adult communities, a fast-growing segment of housing development in the Washington area.

Buyers are attracted by the idea of moving from an older home with a lawn to mow, snow to shovel and minor repairs to be made into a new residence designed for low-maintenance living.

Active adult communities are restricted to households with at least one resident 55 or older, and all have homes designed for one-level living in a villa, condominium or single-family home with a first-floor master suite.

Pulte Homes Inc.’s Bay Crossing, a 168-home development near Lewes, Del., is close to beaches and adjacent to the Midway Par 3 public golf course.

The clubhouse includes a swimming pool, a boccie court, a badminton/volleyball court, a horseshoe pit, a multipurpose court, a tennis court, walking paths and a tot lot for visiting grandchildren.

The homeowners’ association at Bay Crossing will provide lawn care and snow removal in addition to common area maintenance, plus a lifestyle director for activities.

Pricing for Bay Crossing includes three single-family home models base-priced from $398,990 to $449,885 and two villa models base-priced from $364,900 to $399,990.

All the homes include a two-car garage, 9-foot ceilings, two or three bedrooms, two or 2 baths, moldings, and ceramic tile flooring in the foyer and master bath.

Stavrou Associates Inc., a Lanham-based developer, has designed Cameron Grove in Upper Marlboro, which will feature about 860 homes, all set amid 162 acres of tree-lined boulevards and cascading fountains.

Amenities include walking and biking trails; ponds; gardens and pavilions; tennis courts; and a 14-acre park with a softball field, golf chipping range and pet park.

The town center has a garden with a fountain and a resort spa and health club. Other facilities include a fitness center, indoor and outdoor swimming pools, a performing-arts center, a movie theater, a sports bar, a billiards room, craft studios, libraries, and a business center.

Condominiums, base-priced from $175,000 to $243,000, have one or two bedrooms, a den/solarium off the living room, a dining area, and one to two baths.

The two-bedroom cottages, with 1,478 to 1,571 square feet, feature a one- or two-car garage, two full baths, formal living and dining rooms, a large eat-in kitchen, and a covered front porch. The cottages are priced from the $350,000s to the $390,000s.

At Carroll Vista in Taneytown in Carroll County, a new active adult community by Del Webb Corp., amenities will include a clubhouse with an indoor swimming pool anticipated to open next month, a driving range, a fitness center, billiards and card rooms, an arts-and-crafts room, and ballrooms. Outdoor recreation in the development will include a swimming pool, tennis courts, par-three putting greens, croquet and boccie courts, a bird-watching sanctuary, a meditation garden, and a picnic area.

The homes at Carroll Vista include a first-floor master suite with a walk-in closet, hardwood flooring in the foyer, a fireplace in the great room and a two-car garage. Each home has two bedrooms and two full baths, with the largest model also including a powder room. Base prices range from the mid- to upper $200,000s for the villa-style homes, which have 1,197 to 1,550 square feet.

Slenker Land Corp.’s Central Parke at Colonial Charles in Charles County includes homes from the Airston Group, D.R. Horton Inc., Sturbridge Homes and Woodside Communities.

Plans call for 466 homes to be built in this development in a wooded 126-acre enclave near Waldorf, with single-family homes, villas and condominiums.

The community will include a full grounds-maintenance program; a lifestyle director; and a resort club with a great room, card room, arts-and-crafts studios, billiards room and catering kitchen. Other amenities will include a fitness center, a whirlpool spa, a sauna, indoor and outdoor swimming pools, and walking trails.

Boating and fishing are available nearby, and golfers can play at White Plains Golf Course or Swan Point. Prices have yet to be determined for Colonial Charles.

Slenker Land Corp.’s Central Parke at Victoria Falls in Laurel will include 610 homes when the community is complete. Housing options will include 250 luxury condominiums with elevators and garages priced from the mid-$200,000s by Sturbridge Homes and 112 single-family homes placed on cul-de-sacs built by Michael Harris Development Inc., priced from the high $400,000s.

Craftstar Homes Inc. and Drees Homes will be building 247 villas, with the Craftstar models priced from the mid-$300,000s and including a one- or two-car garage, while the Drees models include a two-car garage and are base-priced from the high $400,000s.

Construction is almost complete on the clubhouse, which will feature an indoor and outdoor swimming pool, a sauna, a fitness center, a billiards room, a business center, and a terrace.

Pulte Homes and Del Webb are building Chesapeake in Easton. The community includes a clubhouse featuring a grand room for parties, movies and meetings; a fitness center; a business center; a library; and game and hobby rooms. Outdoor amenities include a swimming pool, tennis courts, a putting green, a picnic area, gazebos, a pond and walking trails.

Residents also will receive a two-year membership to the Easton Club, an 18-hole champion golf course with country club.

Nearby are the town of Easton, Hog Neck Golf Course, Easton Club Golf Course, Tilghman Island Marina and St. Michaels Marina. About 420 single-family homes will be built in the development on quarter-acre homesites, each with a two-car garage, a gas fireplace, 42-inch cabinets in the kitchen, and ceramic tile flooring in the master bath and foyer.

Condominiums for active adults are being built by Ryan Homes at Eden Brook in Odenton in Anne Arundel County, within commuting distance of Washington and Baltimore. Minutes away from shopping at the Village of Waugh Chapel, these condominiums, built in four-story elevator buildings, are priced from the upper $200,000s and up. Buyers can choose from nine floor plans that range from 1,350 to more than 2,700 finished square feet. Both one- and two-level floor plans are available. Gatherings at Cedar Ridge at Piney Orchard, a Beazer Homes USA Inc. gated community, has 11 four-story elevator buildings with garages for a total of nearly 300 residences.

Cedar Ridge is part of the planned community of Piney Orchard in Odenton in Anne Arundel County, which includes a marketplace with retail shops and restaurants, walking and biking trails, ball fields, an ice arena, indoor and outdoor swimming pools, tot lots, lighted tennis courts, and a 45-acre nature preserve with boardwalk overlooks.

Lennar Corp. has teamed with Brookfield Homes to create Heritage Shores, near the town of Bridgeville, Del., about a half-hour from Rehoboth Beach.

Chosen as the “best active adult community in the country” in January by the National Council on Senior Housing, Heritage Shores will include resort-style amenities such as an 18-hole Arthur Hills-designed golf course, a clubhouse, walking trails and an aquatics center.

Every resident of Heritage Shores will have a social membership in the country club, and a number of homesites will back to the golf course. The clubhouse will include casual dining space, a fitness center and activities rooms; the aquatic center will have both indoor and outdoor swimming pools; and an activities director will organize events.

Brookfield and Lennar will be building a variety of detached and attached homes, each with main-level living, a one- or two-car garage, and the option of expanding to a second floor of living space. Brookfield Homes’ base prices begin in the high $200,000s, and Lennar’s base prices begin in the mid-$300,000s.

The Fallston model, base-priced from $244,000, has about 1,700 finished square feet, with two bedrooms and two baths.
