Miniature urban centers that offer city amenities in a smaller, suburban setting spring up seemingly overnight in Northern Virginia areas such as Reston Town Center, Fairfax Corner and Shirlington Village.

Each includes movie theaters, shops and an eclectic mix of restaurants and bars to attract local residents and visitors from around the area. Town homes, condominiums and apartments often are part of these mixed-used developments, which also include office space.

At the West Village of Shirlington near Shirlington Village, KSI Services Inc. has gutted the interiors of multiple midrise buildings and town homes to convert them to condominiums.

The only original portion of the buildings will be the exterior brick walls. New roofs, windows, doors, interior walls, floors, balconies, plumbing, electrical systems, and heating and air conditioning will be installed.

In addition to the location within walking distance of the restaurants, shops and entertainment center of Shirlington Village, where a new library and Signature Theatre are expected to open next year, the West Village of Shirlington boasts extensive recreational amenities available to its residents.

In addition, two-bedroom cottages with two baths are available with 1,267 to 1,363 finished square feet, base-priced from the $460,000s and with monthly condominium fees from $399 to $420. Three-bedroom town homes with 21/2 baths and 1,356 finished square feet are priced from the $480,000s, with a monthly condominium fee of $443.

The homes include hardwood flooring; ceramic-tile baths; recessed lighting; walk-in closets; a full-size washer and dryer; and granite counters, stainless-steel appliances, gas cooking and 42-inch cabinets in the kitchen. Each home has a balcony, patio or sunroom with large windows and ceramic-tile flooring. Additional parking spaces and extra storage spaces are available.

A two-bedroom home with 1,030 square feet and a balcony includes a closet off the foyer, a dining room and an island and pantry in the kitchen. The living room has a glass door leading to the balcony. The master bedroom has a walk-in closet and a linen closet in the private bath. In addition, this home has a second bedroom, a second bath and a laundry closet.

The town-home model, with 1,356 square feet, has a front patio leading into the foyer, a powder room, and an open kitchen with a center island facing the open dining room and living room. Upstairs, the master suite has a walk-in closet, a private bath with a linen closet and a double-sink vanity, and an adjacent laundry room. Two additional bedrooms share a hall bath.
