Empty-nesters often choose to move into low-maintenance housing once their family shrinks, not because they are ready to slow down but because they are ready to step into a future with more free time to fill, leaving behind the hassles of lawn care and snow shoveling.

At Rock Oak Villas, a few miles off Interstate 95 in Odenton in Anne Arundel County, Pulte Homes is building 72 one-level villas for active adults 55 and older.

The attached villas, clustered under trees with views of open spaces, have an appealing location not far from the Arundel Mills mall, the Arundel Olympic Swim Center, Quiet Waters Park and historic downtown Annapolis.

The first phase of this community of villas sold out quickly, and the second phase has been placed on the market with a limited-time incentive program of $21,000 in options available through January. Two homestyles are available, each with two bedrooms and two full baths.

Each of the homes at Rock Oak Villas will include a brick front, a sodded yard, a shrub package and one-car garage.

Inside, each villa has 9-foot ceilings, two multimedia outlets, two Category 5 outlets, brass lever door handles, Colonial-style crown moldings, chair-rail moldings and wainscoting in the foyer, an upgraded lighting package, central air conditioning, and gas heat and hot water.

The kitchens have 42-inch oak cabinets, and the master bath has ceramic-tile flooring and a ceramic-tile tub and shower surround.

The Penfield model, with 1,290 finished square feet, is base-priced from $321,990. This home has a front porch leading into the foyer and a front kitchen and breakfast area with windows looking onto the porch, a pantry and a laundry closet.

Near the foyer are a full bath; the second bedroom, which also can function as a library; and a closet. A formal dining room and formal living room are nearby, with an optional corner fireplace and atrium door available for the living room.

The master suite can be personalized with a bay window and box ceiling, and it includes a wall of windows, a bath with a double-bowl vanity and a separate shower and tub, plus a walk-in closet.

The Radison model, with 1,472 finished square feet, is priced from $344,990. This villa has a front porch opening onto the foyer and a formal dining room with a wall of windows and knee walls on either side defining the space while allowing a view of the foyer and the formal living room.

This villa also has a library with optional built-in shelving and a separate morning room with a wall of windows off the kitchen, which has a pantry and a laundry closet.

The master suite has an optional bay window and an optional box ceiling; a walk-in closet; and a bath with a double-bowl vanity, a tub and a separate shower. The second bedroom and second full bath are located privately at the opposite end of the home.
