Active adult communities seem to be springing up all over Delaware and Maryland in response to demographic changes and consumer demand for age-restricted developments.

Although retirement communities were once less focused on recreation and found most commonly in the Sun Belt states, today’s active adult communities are popular with younger retirees, and even those 55 and older who are still working.

The appeal of these communities seems to be a high level of recreational amenities combined with a low level of required home maintenance, along with the proximity to friends, families and work connections.

Some Delaware and Maryland active adult communities are near the beach, while others offer a location close to golf courses. Buyers can find condominiums, villas and single-family homes in a variety of developments both large and small, but always with the convenience of a first-floor master suite for one-level living.

Pulte Homes is building a 168-home development between Lewes and Rehoboth in Delaware, known as Bay Crossing. Although the community has plenty of planned amenities within its borders, residents will also want to take advantage of nearby beaches, restaurants and tax-free shopping. The Midway par-three public golf course is adjacent to Bay Crossing and provides attractive views for the homes, along with a place for golfers to play.

Planned amenities for Bay Crossing include a clubhouse, expected to be ready this summer; a swimming pool; a boccie court; a badminton/volleyball court; a horseshoe pit; a multipurpose court; a tennis court; walking paths; and a tot lot. A lifestyle director will be on site to organize activities for residents.

The homeowners association at Bay Crossing will provide lawn care and snow removal, in addition to common-area maintenance.

The Arbor at Bay Woods, the health care center, will offer residents a variety of flexible health care plans.

Stavrou Associates, a Lanham-based developer, has designed Cameron Grove, four miles east of the Capital Beltway on Central Avenue in Upper Marlboro.

Cameron Grove will feature about 860 units, including condominiums, cottages and single-family homes, set in 162 acres of tree-lined boulevards, cascading fountains and upscale amenities.

Residents can enjoy more than three miles of walking and biking trails; ponds, gardens and pavilions; tennis courts; and a 14-acre activity park, which includes a softball field, a three-hole golf chipping range, a picnic pavilion and a pet park.

Slenker Land Corp.’s newest active adult community, Central Parke at Colonial Charles, is opening in Charles County. Featured builders are the Airston Group, DR Horton, Sturbridge and Woodside Homes. Plans call for 468 homes — single-family homes, villas and condominiums — to be built in this development, in a wooded 126-acre enclave near Waldorf.

The homes will include a full grounds-maintenance program, and the community will feature a resort club with a great room, a card room, arts-and-crafts studios, a billiard room and a catering kitchen. Lennar Corp., developer of Heritage Hunt and Virginia Heritage in Northern Virginia, has teamed with Brookfield Homes, developer of Dunbarton at Braemar in Northern Virginia, to create Heritage Shores, a new active adult community near Bridgeville, Del., about half an hour from Rehoboth Beach. It was chosen as “the best active adult community in the country” in January by the National Council on Senior Housing.

Plans for Heritage Shores include resort-style amenities, featuring an 18-hole Arthur Hills-designed golf course, a 20,000-square-foot-clubhouse, walking trails and an aquatics center.

Every resident of Heritage Shores will have a social membership in the country club, and a number of homesites will back to the golf course. The clubhouse will include casual dining space, a billiards room, a card room, a fitness center and activities rooms. The aquatic center will have both indoor and outdoor swimming pools, and an activities director will organize events and activities for the whole community.

At Irwin’s Choice, 64 condominiums will be built in midrise buildings with centrally located elevators. A hiking and biking trail will be added later just behind the condominiums.
