Brandywine in Prince George’s County offers naturally attractive terrain, and Emerge Homes Inc. and Turner & Associates LLC have joined there to develop the Pinnacle, a private, gated equestrian community.

Custom homes will be placed on heavily wooded homesites of 3 to 7 acres within the Pinnacle, where riding trails, wooded ravines and gentle hills will provide a serene backdrop for homes and horses.

Now that Phase I of sales at the Pinnacle is nearly complete, the community will begin reserving homesites for Phase II. The Phase II properties are anticipated to be ready for move-in in 12 to 18 months.

The Pinnacle’s Phase II development is a 182-acre horse farm with an equestrian center, which has a 50-horse stable, paddock areas for the horses and an indoor riding arena. About three miles of riding trails surround the community.

Emerge Homes will tailor each home, inside and out, to buyers’ individual tastes, but a list of standard included features and several sample designs are provided for buyers to use as a beginning point for their decisions.

Standard features include brick on three sides, professional landscaping with a sodded lawn, a wood front door and a two-car garage.

Inside, the homes have stained oak stair rails; raised-panel Colonial doors; marble flooring in the foyer; hardwood flooring in the living room, dining room, family room and den; and ceramic-tile flooring in the kitchen and baths. The kitchen includes a choice of oak, cherry or maple cabinets; solid-surface counters and a pantry.

The homes have a gas fireplace with a Colonial mantel, crown and chair-rail moldings in the dining room, large walk-in closets, and a master bath with a whirlpool tub and separate shower.

Other features are pre-wiring for ceiling fans in all upper-level bedrooms; pre-wiring for multimedia, home networking and Internet systems; gas heat; a wood deck or patio; and a full unfinished basement.

Homes will be priced at $1,200,000 and higher, depending on the buyers’ choices.

One sample floor plan from Emerge Homes, the Cameron, features a stucco facade and four finished levels to encompass 7,917 square feet with five bedrooms and 51/2 baths.

The Cameron, designed around a motor court with a one-car garage on one side of the court and a two-car garage on the other, includes an elegant covered loggia for greeting guests. The loggia opens onto a gallery, which links the main-level rooms with a dramatic two-level great room at the center of the home. This room has an arched opening, a wall of windows in a gentle bow shape across the back of the room and a fireplace along one wall.

The main staircase to the upper and lower levels is adjacent to the great room.

The Cameron is separated into two wings, with the family room connecting the sections. On one side are the center-island kitchen and adjacent breakfast room, a curving space with multiple windows. Nearby are the formal dining room, a powder room, a laundry room with storage and a rear staircase to the upper and lower levels.

The opposite wing includes a circular office surrounded by windows, a music room, an elevator and a guest bedroom with access to a full bath.

The second level includes three bedroom suites, each with a walk-in closet. Two of the bedrooms share a connecting bath, and the third has a private bath. This level also has a bonus space over one garage, which functions as a play area or children’s study.

In one corner of the second level are a “master reception” area, a sitting area with a wet bar and two walls of curving windows.

A staircase leads from this sitting area up to the private third-floor master suite, which includes a generously sized bedroom with a wall of windows and arched ceiling lines; his-and-hers closets; and a master bath with curving vanities, a whirlpool tub and a separate shower.

This suite also includes an expansive private outdoor balcony and an unfinished storage closet.

The lower level has been designed for entertaining and hobbies, with a central gathering room with two glass doors leading to a patio, plus a sitting room echoing the breakfast room upstairs with curving walls of windows.

Off the sitting room are a full bath and bar and unfinished storage areas. On the opposite side of the gathering room are a hobby-and-crafts room with a closet and a window and multiple additional storage rooms.
