There’s something soothing about even a glimpse of water outside a home, whether it is a pond, a lake, a river or the sweep of the ocean.

Residents of waterfront homes have a decorative element outside each window facing the water, an element that changes with the time of day, the season and even the pattern of clouds in the sky.

For home buyers, a waterfront property offers both the promise of a pretty view and the guarantee that development cannot occur that will mar the view or crowd the property — at least not on the wetland portion of the area.

A water view provides extra value to a property, whether it is a town home, condominium or single-family home. While man-made lakes may add to the supply of waterfront homes, generally, there’s a finite supply of developable residential land located next to water, which also adds to their increasing value.

Although many waterfront developments can be priced in the upper brackets, not all are out-of-reach for average buyers.

The waterfront community of Belmont Bay, at the confluence of the Potomac and Occoquan rivers and designed in the style of an American harbor town, features a golf course with a clubhouse, a 158-slip marina, office space and planned restaurants, shops, and a 240-room hotel and conference center.

The Occoquan Bay National Wildlife Refuge is adjacent to the development, and the Belmont Bay Science Center, a joint project of the Virginia Science Museum and George Mason University’s Marine Biology department, is expected to be up and running by the end of 2007.
