Finding a home priced under $300,000 within a three-minute drive to a Metro station in a community with recreational amenities might seem like a fantasy, but it is a reality at Rosewood Condominiums in Gaithersburg.

Stellar Advisors LLC, a real estate investment firm based in Rockville, converted apartments off Flower Hill Way and Streamside Drive in Gaithersburg to condominiums, providing an opportunity for homeownership in a midrise community with an Olympic-size swimming pool, tennis courts, basketball courts, a private pond, walking trails and playground and picnic areas.

Rosewood Condominiums is close to the Shady Grove Metro station, Interstate 270, the Rio Entertainment Center and Lake Forest Mall and is convenient to shopping centers with grocery stores, video stores, coffee shops and restaurants.

A two-bedroom, two-bath home with 1,021 square feet, including the balcony or patio and storage space, is base-priced from $259,900 to $262,900. The home features an entrance into the open living area, a dining area with a bar, a kitchen, a laundry room and a patio with access from the living area and the second bedroom.

A storage closet is located on the balcony. The master bedroom has a walk-in closet and private full bath with an oversized shower, while the second bedroom has private access to a bath also reached from the hall.

A three-bedroom, two-bath home with 1,138 square feet, including the balcony or patio and storage space, is base-priced from $292,900.

The home has a larger entry into the open living and dining area, a third bedroom or den off the living area, and access to the patio or balcony off the second bedroom. A storage closet is located on the balcony. The master bedroom has a walk-in closet and a private full bath with a large shower, with a laundry room nearby. The second bedroom has access to the full bath off the hall. The kitchen includes a pass-through to the dining area.

Condominium fees pay for ground maintenance, interior common areas, exterior building maintenance, water, trash and snow removal, as well as maintenance of the swimming pool and tennis courts. These fees are $110 per month for a one-bedroom home, $145 per month for a two-bedroom home and $165 for a three-bedroom home.
