The number of condominiums on the market in Northern Virginia was up a surprising 392.5 percent this January compared to January 2005, when 1,193 condominiums were on the market.

The first month of this year closed with 5,876 condominiums on the market.

Condominium buyers have far greater choices in 2006 and can take time to compare amenities, prices and condominium fees from building to building.

Condominiums continue to appeal to a variety of buyers — first-time buyers looking for affordable housing, young professionals looking for low-maintenance living near transportation and entertainment, and empty-nesters interested in downsizing and less maintenance.

This article focuses on three popular areas for condominiums in Northern Virginia: Alexandria, Fairfax and Fair Lakes.

Sales are anticipated to begin soon for Carlyle Place Condominiums adjacent to the Eisenhower Avenue Metro Station in Alexandria, the development’s Web site reports.

The homes will include stainless steel appliances, granite counter, ceramic tile flooring in the kitchens and baths, and hardwood flooring in the other living areas.

Carlyle Place will have a staffed front desk, a swimming pool, a fitness center and a clubroom. Prices and condominium fees have yet to be determined.

At Carlyle Square, 520 John Carlyle St., PN Hoffman Inc. and partner Post Properties Inc. is developing 145 condominiums, including studios, one-bedroom, two-bedroom and two-bedroom-and-den homes.

Within walking distance of the King Street Metro Station, this development includes an outdoor swimming pool, a fitness center and concierge services.

The homes will include stainless steel appliances, granite counters and maple cabinets in the kitchen, with hardwood flooring in the living areas and porcelain tile in the baths.

Prices begin in the mid-$300,000s for the studios and go to more than $1,000,000 for a penthouse-level two-bedroom-and-den home. Condominium fees range from $203 to $435 per month.

At the Residences of Cameron Station, K. Hovnanian Homes is building midrise condominiums in a planned community with a library, a school, a health and recreation center, an outdoor swimming pool and parks.

The condominium includes a fitness center, concierge services and garage parking. Inside, the homes have hardwood and ceramic tile flooring and Corian counters in the kitchen.

The variety of homes available includes one-bedroom, two-bedroom and three-bedroom homes. Some are available with lofts and fireplaces.

The homes are priced from the upper $300,000s to the low $800,000s, with condominium fees of $200 to $600 per month.

KSI Services Inc. is developing Midtown Alexandria Station at 2451 Midtown Ave. near the Huntington Metro station.

The 369 one- and two-bedroom homes, some with a den, offer views of Northern Virginia and Washington and include granite kitchen counters, stainless steel appliances, Berber carpet and ceramic tile flooring in the kitchens and baths. Some of the homes have balconies, pantries and walk-in closets.

The development features a swimming pool with a Jacuzzi, a waterfall and an adjacent bar, a sports club, a clubroom, a cyber cafe, concierge services and a 24-hour front desk, along with a guest suite for visiting friends and family.

Base prices range from $295,900 for a studio, $321,900 for a one-bedroom to $628,900 for the largest home, with monthly condominium fees averaging $350 depending on the size of the home, which have from 571 to 1,436 finished square feet.

The homes on the first two levels have about 1,600 finished square feet, with the two upper-level homes including 2,600 finished square feet. Each home has three bedrooms, 21/2 baths and a master suite.

The development includes walking trails, a swimming pool and a clubhouse. The homes are priced from the mid-$500,000s to the $600,000s. Monthly condominium fees average $150 to $200.

In Fairfax County, Beazer Homes Corp. is building new condominiums near Nutley Street and Lee Highway at the Vienna Metro station in a development called Avera Station.

Amenities in the community include a clubroom with a great room, sports bar and game room; a fitness center, an outdoor swimming pool, a screening room with theater seating, a library with Internet access and concierge services.

The homes include hardwood flooring, an installed flat-panel television, individual washers and dryers, prewiring for Internet and cable service, ceramic tile baths and kitchens with granite counters, 42-inch maple cabinets and stainless steel appliances.

Prices range from $297,900 to the $600,000s with monthly condominium fees ranging from $206 to $397.

EYA will begin sales this fall at Centerpointe, a new development of 118 condominiums and 90 town homes at the corner of West Ox and Legato roads in Fairfax.

Residents will be able to walk to a shopping center and a mall, or take a short drive to Fairfax Corner’s theaters, shops and restaurants. Fair Lakes is also nearby.

Homes are anticipated to be priced in the $300,000s to the $500,000s. Condominium fees have not been not determined.

Pre-construction sales are anticipated for September, with the first move-ins to begin in 2008.

Centex Homes is building 102 two-level, town-home-style condominiums with one-car garages at East Market at Fair Lakes, on the corner of West Ox Road and Fair Lakes Drive.

Residents will be close to shops and restaurants and to Interstate 66 and U.S. 50.

The homes have from 1,557 to 2,188 finished square feet and are stacked with two floors of one home above the two stories of another home in a four-level building.

Each home has three bedrooms and 21/2 baths. The homes are priced from $474,990 to $542,990, with condominium fees of $240 per month.

Bush Cos. is building the Elan at East Market next to the East Market retail center in Fair Lakes.

Amenities include a two-level cascading swimming pool, a party room, a gym, a business center and underground garage parking.

The homes are available in classic or loft-style floor plans, both including gas heat and hot water, a full-size washer and dryer, 9- or 10-foot ceilings, granite counters and maple cabinets in the kitchen and ceramic tile flooring in the baths.

The classic homes include ceramic tile flooring in the foyer and kitchen, while the loft homes have hardwood flooring in the living areas. Some homes include a balcony and gas fireplaces are available.

These elegant homes will feature a two-story veranda, an open interior with a circular staircase open to all four levels, a club room, a living room, a dining room, a family room, a fireplace, three bedrooms, three full baths and a two-car garage.

The sales office is anticipated to open in mid-April. The homes are priced from the $700,000s, with condominium fees starting at $200 per month.
