Although most new-home buyers anticipate waiting at least several months for construction to be completed on their new residences, some buyers opt, instead, for what builders often call “immediate delivery” homes.

Builders often have one, two or more homes ready for the owners to inhabit quickly because they have chosen to complete these homes “on spec,” short for speculation, assuming that buyers will be available once the houses are finished.

New homes sometimes become available if a contract falls through after the home is nearly complete, or when a builder decides to build homes on a few remaining lots in a community that is nearly complete rather than waiting for buyers to commit to those homes.

Buyers who must move quickly, either because their current home has been sold or because they are relocating to the Washington area, may want to consider purchasing one of these homes so they can move in within 30 days — sometimes even faster.

Although buyers may expect builders to offer deep discounts or other incentives on their immediate-delivery homes, in reality, these homes usually are priced in line with other homes in the community. Builder incentives nearly always require the use of a preferred lender and a preferred settlement attorney.

One factor to consider: In an immediate-delivery home, all, or nearly all, of the options have been chosen and are in place. Buyers choosing a new home over a resale because they want to design their own kitchen, choose the bathroom cabinets and the foyer flooring will be less eager to purchase an immediate-delivery home in which these choices have been made by the builder or another buyer who then canceled the contract.

Buyers less concerned with making these choices will find that immediate-delivery homes often come with additional features such as a brick front, a finished lower level, a sunroom addition and upgrades in cabinets, finishes or flooring already in place.

The price often will reflect the inclusion of these optional features.

Immediate-delivery homes are available from most builders at most developments in the Washington area, including condominiums, town homes and single-family homes.

Buyers can search the Web sites of communities where they might want to live, along with Web sites of individual builders, which often include a link to a list of such properties.

In addition, buyers always can ask the sales representative at a new-home community if there are homes that are completed or nearly completed.

This article is a sampling of immediate-delivery homes found on builder Web sites in Montgomery and Prince George’s counties.

Because of the quick nature of sales of these homes, some listed here may have been sold, while others may have been completed and become available.

In the interest of space, this sampling is restricted to single-family homes. Many town homes and condominiums also are available with a fast move-in date.

Craftmark Homes Inc. has a Middletown model available at Clarksburg Village in Montgomery County, priced at $775,870. This home includes a brick front, a bay window in the dining room and about 3,070 finished square feet.

At Park Ridge in Clarksburg, two homes are available, including a Chevy Chase model with a stone-and-shake-siding front and a three-car side-entry garage. This home, priced at $1,032,996, includes maple cabinets, granite counters and stainless-steel appliances in the kitchen. It has 3,550 square feet, five bedrooms and 31/2 baths. A brick-front Westchester model also is available here, priced at $1,044,020 for four bedrooms, 31/2 baths and 4,400 square feet.

At Oak Creek in Prince George’s County, Craftmark has three homes available for quick move-in, with prices from $644,900 to $805,210. The more expensive home has a golf-course view, brick on the front and side and a kitchen with granite counters and stainless-steel appliances.

Equity Homes Inc. has two immediate-delivery homes available at Stoney Creek in Potomac, including the Lancaster II model, priced at $2,289,900 including builder incentives.

This 7,000-square-foot home, sited on 2 acres, has four sides of brick, a three-car side-entry garage, five bedrooms, five full baths and two powder rooms.

Additional rooms include a rear sunroom with a veranda above, a side sunroom and a finished recreation room and bath on the lower level.

A Preston model at Stoney Creek, priced at $2,189,900 with builder incentives, has a stone front; rear and side sunrooms; a kitchen; five bedrooms; four full baths; a powder room; and a finished lower level with a media room, recreation room, den and full bath.

Mid-Atlantic Builders Inc. has three homes available for immediate delivery in Prince George’s County. At Beechtree, a resort-style golf-course community in Upper Marlboro, an Amherst model is available for $864,510.

This home has 5,586 finished square feet, a brick front, a porch, a side sunroom with a playroom above, a rear morning room, and 10-foot ceilings in the main living area. This home also has a spa bath; an expanded, upgraded kitchen; and a finished lower level with a full bath, a recreation room and a home theater with a two-tiered seating area.
