Active adult communities, restricted to households with members age 55 or older, appeal to empty

nesters and retirees in part because the developments offer a low-maintenance lifestyle.

At Tollgate Village, a new active adult community in Bel Air, Md., Toll Bros. Inc. is building carriage-style town homes with first-floor master suites, which include external home maintenance, lawn care and snow removal.

Abundant activities are available in the area, including walking trails, private, semi-private and public golf courses, boating on the Susquehanna River, parks and shopping at a variety of shopping centers within five minutes of the community, along with Harford Mall and White Marsh Mall.

Three home styles are available at Tollgate Village, with base prices from $415,9a75 to $434,975. The homes are from 2,085 to 2,230 square feet. All homes include a front-entry two-car garage with carriage-style garage doors, a brick-veneer exterior with beaded vinyl siding and professional landscaping. Some homes include a covered patio or deck.

Inside, the homes have one or two bedrooms and one or two full baths, some with a powder room. Standard features include hardwood flooring in the foyer and kitchen, ceramic tile flooring in all baths, a gas fireplace in the family room and/or master bedroom, a master bath with a tub and a separate shower, and 42-inch cabinets, granite counters and upgraded appliances in the kitchen.

Buyers can add sunrooms, whirlpool tubs, room extensions, walk-out basements, fireplaces and skylights to the homes.

The Glyndon model, with 2,085 square feet, is base priced from $415,975. This home has a covered porch leading into the dining room, which has a vaulted ceiling. The adjacent great room also has a vaulted ceiling and a door to the rear porch. The master bedroom has a coffered ceiling, a walk-in closet, a second closet and a bath.

The main level also includes a bay-windowed breakfast area, a pantry, a laundry room with a closet and a second bedroom with an adjacent full bath.

The buyer can add a finished upper level with a loft and a bedroom with a closet and a full bath.

The Wynbrooke model, the largest at Tollgate Village with 2,230 square feet, has a front porch that opens into the foyer. This home has 9-foot ceilings on both levels. The foyer opens into the living room and the formal dining room, which has a vaulted ceiling. This home includes a study with a closet and an adjacent full bath.

The kitchen has an adjacent breakfast area on one side, with a pantry, closet and an entrance to the laundry room on the other side. The laundry room has a closet and a door to the garage.

Beyond the breakfast area is a family room with a fireplace and a door to the porch. The first-floor master suite includes a coffered ceiling, a walk-in closet and a bath.

Buyers can finish a loft level with an open loft and a bedroom with a sitting area, walk-in closet and full bath.
