Condominiums appeal to first-time buyers, empty-nesters and young professionals desiring a lifestyle with few home maintenance obligations. Often, this housing style includes other appealing features such as a location close to public transportation or a town center or urban area with entertainment, shops and restaurants.

While condominium prices continued to climb in Montgomery County over the past year, the market slowed during 2005 with fewer settlements taking place.

In Montgomery County, the average price for a condominium climbed from $257,758 in December 2004 to $306,217 in December 2005.

At the same time, there were 32 percent fewer contracts and settlements when comparing December 2004 with December 2005. New listings of condominiums were up slightly by 2.7 percent when comparing December 2004 with December 2005.

Among the new condominiums in Montgomery County, KSI Services Inc. is developing Midtown Bethesda North at 5750 Bou Ave. in North Bethesda. The high-rise building has concierge services; garage parking; a guest suite; a library and conference room; a billiards room; a sports center; a cafe with wireless Internet service; a private theater; a 20th-floor “skybox” with a swimming pool with a waterfall; a hot tub; a landscaped sundeck; a summer kitchen with a grill; and a party room with a catering kitchen.

The homes include kitchens with Italian cabinets and granite counters, hardwood flooring in the living areas and kitchen, pre-wiring for a plasma TV and surround sound, walk-in closets, Berber carpeting in the bedrooms, and full-size washers and dryers.

The one-bedroom and den homes are base-priced from $439,000 to $476,000 and the two-bedroom and two-bedroom homes with a library are base-priced from $570,000 to $985,000.

Monthly condominium fees range from $300 to $600.

Duball Woodmont LLC is developing Lionsgate at Woodmont Corner, an upscale condominium community at the corner of Woodmont Avenue and Old Georgetown Road in Bethesda. The address is 7710 Woodmont Ave.

Monument Realty LLC will begin sales later this year at the Chase at Bethesda at 7500 Woodmont Ave. in Bethesda.

The Jade Group Inc. is building condominiums at Mallard Cove, within walking distance of the Shady Grove Metro Station at 8009 Needwood Road in Rockville.

The development includes a community center with a kitchen, a business center and areas for socializing, plus a swimming pool, a fitness center, a basketball court, storage units and garage parking.

The two-bedroom, two-bath homes include oak cabinets in the kitchen, which opens onto a breakfast area, ceramic tile flooring in the kitchen, bath and laundry room, which includes a full-size washer and dryer.

At Rockville Town Square, at the Rockville Metro station, a 12.5-acre mixed-used community includes a wide range of condominiums from studios up to three-bedroom homes being built by SJ Ross Development and Danac Corp.

The community includes a grocery store, a cultural arts center, restaurants, shops, a library, a sports club, swimming pools, fitness centers and clubrooms.

Each home has 9-foot ceilings and features such as hardwood flooring, stainless steel appliances, granite counters, hardwood kitchen cabinets and gas heat and cooking.

Each of homes includes a center island in the kitchen, walk-in closets, garage parking and cable and Internet wiring. One-, two- and three-bedroom homes are available, some with lofts and computer niches.

The homes are base priced from $305,100 to $359,900 for one-bedroom homes, from $452,100 to $454,900 for the two-bedroom homes and from $494,100 for the three-bedroom homes.

Condominium fees range from $262 to $535 per month.

Centex Homes is building town-home-style, two-level condominiums at Buckingham Station in Germantown, near Metro stations and a MARC train station.

Fairfield Residential LLC is building condominiums at 13500 Carlow Point Circle in Germantown. This resort-style community, known as Ashmore at Germantown, will include a swimming pool with a Jacuzzi, a party room, a business center, a fitness center and surface parking.

Garage parking is also available, and the community is near the MARC train station.

The condominiums have one, two or three bedrooms and one or two baths, and are base-priced from $199,900 to $374,900. Condominium fees range from $215 to $300 per month.
