Empty nesters, young professionals and first-time home buyers have focused attention on Arlington condominiums for years.

Condos dominate the new home market in this area of Northern Virginia and buildings are continuing to rise despite a marketslowdown. Proximity to Metro, shops, restaurants and night life continue to draw new residents into the area along the Orange line of the Metro system.

Developers are also capitalizing on the Capitol views from Rosslyn across the Potomac, with new luxury buildings such as Turnberry Tower and Waterview.

Turnberry Associates is building Turnberry Tower, a condominium community at 1850 North Fort Myer Drive in Rosslyn with panoramic views of Georgetown, monuments, landmarks and the Potomac River.

Turnberry Tower features direct-entry private elevators into the homes, 24-hour valet, concierge and front desk services and Smart Home technology. The condominium includes a spa and fitness center, an indoor swimming pool, a media room, social rooms and a cafe.

The multilevel garage will include assigned spaces and have some individual garages available for cars and motorcycles. Inside, each of the homes will have to 9- to 11-foot smooth-finish ceilings, Italian cabinets, granite counters, Miele appliances, Jacuzzi hydrotherapy tubs, marble baths and floor-to-ceiling windows and expansive balconies.

The 26-story building will include 247 one-, two-, three- and four-bedroom homes, with prices from the $800,000s to $7,000,000. Condominium fees are estimated to be 40 cents per square foot, which comes to $525 to $2,121 per month.

The homes range from 1,312 square feet for a one-bedroom, 11/2-bath home to 5,304 finished square feet for the tower suite, which includes three bedrooms, a formal dining room, a library, a lounge, a staff suite and 51/2 baths.

The JBG Cos. and Trizec Properties are building Waterview, a 17-floor condominium near the base of the Key Bridge at 1925 N. Lynn St.

Plans call for the project to be completed next summer. The condominiums will be built above the 12 floors of the Palomar Hotel and residents will have private access to the hotel and can request room service, housekeeping and valet services.

The condominium will include a fitness center, garage parking, concierge services, high-tech wiring and a rooftop deck with sweeping views of Georgetown and other areas of Washington.

Inside, the homes will include upscale appointments such as hardwood floors, granite or stone counters and glass-enclosed showers and stone floors in the bath.

Prices and condominium fees have yet to be determined.

Monument Realty LLC is building the Odyssey condominium, which includes the Platinum Penthouse Suites at the Odyssey, located across the street from the Court House Metro station at 2001 N. 15th St.

A few of the condominiums on lower floors are still available, priced from $378,900 to $395,900 for a one-bedroom home and from $540,000 to $699,000 for a two-bedroom home.

Monthly condominium fees in this building range from $253 for a one-bedroom home to $482 for the largest available two-bedroom home.

The penthouse-level homes, which are still available, range from 1,088 finished square feet to 1,635 square feet, with base prices from $699,000 to $1,256,900. Monthly condominium fees for the penthouse homes range from $402 for the smallest of the two-bedroom homes to $570 for the largest two-bedroom-and-den homes.

The Odyssey’s penthouse homes have floor-to-ceiling windows, upgraded appliances, and the building includes a rooftop pool and fitness center, concierge services, a business center, a clubroom and garage parking.

The Palatine, a Monument Realty project at 1301 N. Troy St. near the Court House Metro station, features a rooftop swimming pool and sun deck, a business center, concierge services and an exercise facility.

There will be 262 homes in this building, each with high-speed Internet access, a kitchen, a glass-enclosed shower in the master suite and assigned garage parking.

Condominium fees have yet to be determined.

Base prices range from the upper $300,000s to the upper $400,000s for one-bedroom homes and from the upper $400,000s to the mid-$500,000s for the one-bedroom-and-den homes.

Two-bedroom homes are priced from the mid-$500,000s to the mid-$600,000s, with two-bedroom-and-den homes priced from the low $600,000s to the mid-$700,000s.

The development also includes multilevel duplexes priced from the mid-$600,000s and town homes priced at $1,000,000 and higher.

One parking space is included with each of the homes.

Condominium fees are estimated to range from $278 per month to $454 per month for the condominiums, from $399 to $718 for the duplexes and from $454 to $718 for the town homes.

Monument Realty is also building the Prime at Arlington at 1415 N. Taft St. near the Court House Metro, where the homes have views of the Potomac River and the monuments.

One-bedroom homes, with 768 to 828 square feet, are base priced from the mid-$300,000s to the mid-$500,000s, with estimated condominium fees of $286 per month.

The one-bedroom-and-den homes are priced from the low $400,000s to the high $500,000s, with estimated monthly condominium fees of $322.

The two-bedroom homes, ranging from 1,117 to 1,352 square feet, are priced from the mid-$500,000s to the high $800,000s, with monthly condominium fees estimated at $429.

At the Park at Courthouse at 2220 N. Fairfax Drive, approximately 100 homes will be available from the Bush Cos.. Many of these will be loft-style homes with 10-foot ceilings.

Cityhomes, a division of Centex Homes is building Scene, at 1221 N. Pierce St., five minutes from the Clarendon Metro station.

The development includes a lounge and an elegant lobby, along with one-bedroom, two-bedroom and two-bedroom-and-den homes ranging from 890 to 2,700 square feet.

The homes include large windows, gas fireplaces, hardwood flooring, Berber carpeting, ceramic-tile flooring and a kitchen with granite counters and stainless steel appliances.

Among the new condominium buildings located near the Clarendon Metro station, the Ed Peete Co. is building 114 homes at Zoso on the corner of North Fillmore and 11th streets.

Besides a location close to night life and shops, this condominium offers a rooftop garden and a business center for residents.

Some of the homes include balconies. The one- and two-bedroom homes will be priced from the $300,000s to the $900,000s, with monthly condominium fees of $353 for the one-bedroom homes and $478 for the two-bedroom homes.

The Phoenix at Clarendon Metro, located at 102 N. Highland St., one block from the Metro station, is currently available by appointment only for interested buyers.

Keating Development Co. is building the 194 homes at the Phoenix, which has a rooftop pool, a media center, club room and fitness center.

The building mostly features two bedroom homes, with a few one-bedroom homes and a few two-bedroom homes with dens, which can function as a third bedroom.

The condominium fees will be $453 per month for the two-bedroom homes and $340 per month for the one-bedroom homes.

The Shooshan Co. LLC, Clark Enterprises Inc. and the Fred Schneider Co. have combined to develop the residences at Liberty Center on the corner of Quincy and 9th streets, part of a mixed-use development at the Ballston Metro station.

Liberty Center’s residential component includes a private courtyard, a rooftop swimming pool and terrace, a rooftop fitness center and a party room with a catering kitchen and a fireplace.

The studio, one- and two- bedroom homes have floor-to-ceiling windows, ceramic tile baths, hardwood flooring and kitchens with stainless steel appliances, granite counters and maple cabinets.

Prices at Liberty Center range from the mid-$300,000s to more than $1,000,000, with monthly condominium fees of $300 to $500 per month.

Liberty Center is currently sold out, with the final phase of sales anticipated to reopen next spring.

AHC Inc. has developed the Gatehouse condominium at 229 N. Thomas St., where 19 two-bedroom condominiums are available.

The Ed Peete Co. is building 244 condominiums in Io Piazza near the shops and restaurants of Shirlington at 2730 Arlington Mill Drive.

The homes have one or two bedrooms; some three-bedroom homes also are available. Base prices range from the upper $300,000s to more than $1,000,000, with monthly condominium of $334 for the one-bedroom homes and $425 for the two-bedroom homes.
