Demographics are driving builders to develop more communities in the Washington area that are restricted to households with members age 55 and older, but customer desires also are influencing these developments.

As the baby boomers begin turning 60 this year, more attention is being focused on how this generation wants to spend retirement years. Many may not retire from their work or may continue to work part time or as consultants, but many also want to retire from home maintenance chores.

Maintaining physical fitness and staying active with friends and family also are important, with many more seniors choosing to remain in their home area rather than move to the Sunbelt states.

Active adult developments in Maryland’s Frederick and Howard counties have been designed to accommodate the desires of older adults, whether they include condominiums, villas or single-family homes. Each home has a first-floor master suite or offers one-level living to ease the concern about climbing stairs in later years.

These communities also include a variety of recreational amenities and access to the cultural and entertainment advantages of both Washington and Baltimore.

In Frederick County, Ryan Homes is developing the Signature Club at Greenview in historic New Market, where maintenance-free amenities include trash and snow removal, lawn mowing and leaf raking.

Recreational amenities include a swimming pool, fitness center, tennis courts, community center and clubhouse.

Both single-family homes and villa-style models, priced from the low to the mid-$400,000s, have a first-floor master suite, a first-floor laundry room and a one- or two-car garage. Optional additions include loft levels, finished lower levels, sunrooms, morning rooms, screened porches and fireplaces.

The ranch-style Brighton model, with 2,327 square feet, is base-priced from the $430,000s. The Brighton features a front porch leading into the foyer, which has a direct view into the two-story great room that is open to the dining area and kitchen.

The main level also includes a study with French doors and a master bedroom with a tray ceiling, a walk-in closet and a private bath. A second bedroom and second full bath are on the opposite side of the foyer. This home also has a second level with a loft, a third full bath and a third bedroom. Homeowner association fees are $350 per month.

Dan Ryan Builders Inc. is developing JerMae in Thurmont, adjacent to the Maple Run Golf Club in northern Frederick County, convenient to Route 15. Nearby attractions include Catoctin Mountain Park, Cunningham Falls State Park, covered bridges and the Catoctin Iron Furnace and Forge, which date from Revolutionary times.

JerMae is 15 miles north of Frederick, 20 miles south of Gettysburg and about 60 miles west of Washington and Baltimore. The development includes two-story single-family homes with 2,072 to 2,308 finished square feet, one-story single-family homes with 1,326 to 2,077 finished square feet, and town homes with 1,279 finished square feet. The town homes are priced from the upper $200,000s, with single-family homes priced from the mid-$300,000s.

Homeowner association dues are $11 per month.

Howard County’s proximity to Baltimore and Washington has made it a popular location for active adult communities, particularly near Ellicott City.

The Enclave at Ellicott Hills provides a gated community minutes from historic Ellicott City, including a clubhouse with fitness facilities and a social lounge.

Community amenities also include landscaped walking areas and gardens, an indoor Jacuzzi, an outdoor swimming pool and a tennis court.

Ellicott Hills, under development by Greenebaum & Rose Associates, eventually will have 286 homes.

Chateau Builders is building 116 town homes with garages, base-priced from $599,695 to $610,000.

Just two homes are still available for sale.

Brick-and-vinyl exteriors and one- or two-car garages are included, along with 2,300 to 4,000 finished square feet of living space. The homes include a choice of a first- or second-floor master suite, two-story foyers, 9-foot ceilings, moldings, lofts, libraries, great rooms and private courtyards.

Homeowner association fees for the community and the town homes are $260 per month.

Bozzuto Homes Inc. is developing 170 two- and three-bedroom condominiums priced from $291,300 to $384,390. The homes are placed around landscaped courtyards with fountains, in buildings that blend Georgian design with expanses of 6-foot windows, sunrooms and balconies.

Buyers can choose from nine floor plans that range from 1,350 to more than 2,700 finished square feet. Both one- and two-level floor plans are available. Each of the condominiums has 9-foot ceilings; 42-inch oak kitchen cabinets, hardwood flooring in the foyer and moldings.

Monthly condominium fees, which include the community homeowner association fees, are $349.

Beazer Homes Corp. is developing the Gatherings at Lyndwood, a gated community of condominiums in four-story elevator buildings with stone-and-brick facades, an intercom and an automatic locking door in the lobby and garages.

Residents at Lyndwood will have views of the fairways of the Timbers of Troy public golf course, which is adjacent to the community.

Recreational amenities will include a swimming pool, tennis courts, a boccie court and a clubhouse.

Eight buildings with 216 homes are priced from the low $300,000s to the $440,000s. Each home includes two bedrooms, crown and chair-rail moldings, 9-foot ceilings, tray ceilings in the living room and master suite and two full baths.

Condominium fees are $297 per month.

At Hearthstone at the Courtyards of Waverly East in Woodstock, Ryan Homes is building condominiums and villa homes in a planned community with a golf course; putting green; swimming pool; clubhouse; and tennis, boccie and croquet courts.

A grocery store and other shops are in the community.

The condominiums have two bedrooms, two baths, 9-foot ceilings, hardwood flooring in the foyer and the options of adding a sunroom and a fireplace.

The condominiums are priced from the $320,000s, with a condominium fee of $328 per month. The Stonehurst villa model also is available and includes a stone front, crown moldings, hardwood flooring in the foyer and powder room and a first-floor master suite with a bath.

The villas are priced from the $450,000s, which covers the homeowner association fees.

At Hearthstone at Ellicott Meadows, Ryan Homes is building singlefamily homes in a community with an array of recreational amenities. The clubhouse includes a party area, a patio, a kitchen, an exercise facility and a computer lab.

Patriot Homes, part of the Lennar Corp., and Ryland Homes are selling homes at Snowden Overlook in the planned community of Columbia.

This development will include a guarded gatehouse, a clubhouse with an exercise room, sauna, media room and meeting rooms, and a swimming pool with a children’s pool for visiting grandchildren.

Within the Columbia area, residents will find plenty of additional recreational and entertainment opportunities.

High-rise condominiums are priced from $379,000 to the mid-$400,000s, with homeowner association and condominium fees combined of $664 per month.

Patriot Homes is offering three styles of villa homes, each with a first-floor master suite, three additional bedrooms and 21/2 baths.

The homes have a mix of vinyl, stone and brick facades, a two-car garage and up to three finished levels with two-story foyers with hardwood flooring.

Prices start in the upper $400,000s, with condominium fees of $303 per month.

Planned amenities include indoor and outdoor swimming pools, a fitness center and tennis courts. The development is located close to Ellicott City’s shops and business centers.
