Whether the lure is lots of land or luxurious appointments, upscale new homes appeal to the many wealthy home buyers in the Washington area.

Upscale developments in Loudoun and Prince William counties sometimes come with acres of land for privacy, or offer an amenity-rich surrounding community with a golf course and country club-style living.

Most share a long list of included features that are expected by buyers of upscale property, including brick or stone exteriors, hardwood flooring in many rooms, upgraded appliances in the kitchen and deluxe baths with ceramic tile flooring and high-end fixtures.

In this article, upscale homes are priced from $900,000.

Following is a sampling of some of the builders designing these sophisticated residences in Loudoun and Prince William counties.

Advantage Homes LLC


Advantage Homes is building two developments of luxury homes in Loudoun County, including Waterford View, where 14 homes are left of the original 69.

Built on 3- and 4-acre homesites with up to 8,000 finished square feet, these homes feature hardwood flooring on much of the main level, a three- or four-car garage, a first-floor home center with a separate entrance for easier family use and the opportunity to customize.

Base prices begin in the $900,000s, and the builder is currently offering $10,000 toward closing costs and a $20,000 finished recreation room on the lower level.

Nearby at Moon Lake, similar homes are being built and three homes are available. These homes, base-priced from the upper $900,000s to more than $1,000,000, are placed on 8- to 10-acre homesites.

Basheer & Edgemoore Homes LLC


In Prince William County, Basheer & Edgemoore is building homes at River Falls on the Occoquan, where buyers have a choice of six models that can be built on 1- to 5-acre lots with woodland and water views.

Base prices range from $928,000 to $1,022,000. Call 703/583-6447.

At Park Meadows in Loudoun County near Leesburg, 17 homes are available from Basheer & Edgemoore, each built on a 3- to 9-acre or larger site.

Prices begin at more than $1,000,000. Call 703/443-8116.

Brookfield Homes Corp.


Brookfield and the company’s luxury home division, Keswick Homes, have several upscale developments in Loudoun County.

At the Reserve at Rokeby Farm in Leesburg, the estate homes are base-priced from $959,990 to $1,119,990. About 25 homes are still available.

Brookfield’s executive series of estate homes, base-priced from $929,990 to $1,029,990, is available at Lansdowne on the Potomac.

Eleven homes are available.

At the Village of Waxpool in Ashburn, Brookfield’s Aurora Collection is available with base prices from the $934,990 to $989,990. These homes are built on half-acre homesites. Call 703/858-5030.

Edgemoore Homes


Edgemoore Homes is building homes from its Symphony Collection at Grenata, an enclave of 59 estate homes in Leesburg, with two lakes and a wooded environment.

The homes will be set on 3- to 5-acre sites, with four sides of brick, circular staircases, grand rooms with coffered ceilings and other upscale appointments. Prices start at $1,556,000. Call 703/443-8494.

Within three miles of Leesburg and the Dulles Greenway, Edgemoore Homes will begin sales of estate homes at Selma, a community with walking trails and tennis courts. The homes will be built on half-acre sites, with some conservancy lots of up to 10 acres.

Pricing has not been determined, but buyers can register on the builder’s Web site, which anticipates prices beginning in the low $900,000s.

Equity Homes LLC


At Cedar Crest in Eastern Loudoun County, a planned community of over 160 homes, Equity Homes LLC is offering seven models to be built on 3- to 4-acre sites, priced from $1,100,000 to $1,300,000.

Four homes are available immediately, with about 12 additional lots available for buyers who wish to choose among the seven home styles.

At Golden Springs at Waterford in Loudoun County, two homes which include a three-car side-entry garage, rear sunroom and finished lower level are available, each on a 3- or 4-acre site. Prices range from $1,195,900 to $1,211,900. Call 703/431-1923.

In Prince William County, 38 homes will be built at the Reserve at Lake Manassas off U.S. 29 on 1- to 5-acre sites. Prices start in the $900,000s. Call 703/753-3800.

At Running Creek off Davis Ford Road, Equity Homes will offer buyers a choice of nine different models priced from the $900,000s on 1- to 2-acre sites. Call 571/237-3116.

Interactive Builders Inc.


At the Estates at Heather Knolls II in Hamilton in Loudoun County, Interactive Builders is selling single-family homes with four bedrooms and 31/2 baths on 3-acre sites priced from the mid-$800,000s into the $900,000s.

Three homes are available with prices from $1,000,000 and up, one available immediately and others available this summer. The homes include kitchens with granite counters, stainless steel appliances and cherry cabinets. All the homes have from 4,400 to 4,600 finished square feet. Call 703/732-0360.

K. Hovnanian Homes


K. Hovnanian Homes builds homes in more than 80 communities in the Washington area, including two upscale developments in Loudoun County. At Cedar Crest, the 3-acre sites will include single-family homes priced from $1,099,990 to $1,349,990. The five models available here have four bedrooms and three to four full baths, plus a powder room. Eight homesites are available. Call 703/754-1429.

At Evergreen in Ashburn, estate homes can be built on sites with from 1 to 14 acres, base-priced from the low $1,000,000s. The homes have four bedrooms and 31/2 to 51/2 baths. Call 703/851-5665.

M/I Homes Inc.


At Black Oak Estates near Purcellville in Loudoun County, buyers can find plenty of space and privacy in a rural atmosphere. M/I Homes Inc. is building 19 homes on 3- to 7-acre homesites priced from the $900,000s to more than $1,000,000. Four homes are currently available. Call 703/669-3246.

Mitchell & Best’s current upscale home projects include Potomac Ridge single-family homes at River Creek at Potomac Bluffs, a gated golf course community on the bluffs of the Potomac River in Leesburg, priced from $1,219,000. Call 703/779-5751.

At Fieldstone Farm in Loudoun County, 16 estate homes are being built on 10- to 12-acre sites. These homes, with five bedrooms and four full baths, are base-priced from $625,000 to $839,000 without the lot.

In Loudoun County, NVHomes has several developments.

At Cedar Crest in Loudoun County, NVHomes will be building estate homes on 3-acre wooded lots priced from $1,200,000. Two homes are available. Call 571/261-1693.

NVHomes has two upscale developments in Prince William County.

At Winding Creeks in Manassas, 10 homes on 3- to 5-acre sites placed around a cul-de-sac bordered by Broad Run Creek are priced from the upper $900,000s. Call 703/330-7455.

At the Estates at Liberty Oaks in Nokesville, 35 homes will be built on 10-acre wooded homesites, priced from the upper $900,000s to $1,244,990. Some 12 homes are available. Call 703/791-5690.

Oakridge Communities


At Kettle Run Estates in Prince William County, Oakridge Communities is building 12 homes on 10-acre sites. Six are currently available. The homes include brick fronts, oak stairs, hardwood flooring, high ceilings, four bedrooms and three or four full baths. Buyers can finish an attic or lower level. Prices start in the $900,000s. Ryan Homes


In Eastern Prince William County at the Reserve at Laurenwood Estates, Ryan Homes is building single-family homes base-priced from the mid-$900,000s. The homes have up to 8,000 square feet and will be built on 1- to 4-acre homesites. Seven homesites are available. Call 703/791-4118.

Toll Bros. Inc.


In Virginia, Toll Bros. has developed the golf course community of Belmont Country Club in Ashburn with a variety of homes, including condominiums, town homes and single-family homes in a wide range of prices.

The luxury homes in the Masters Collection and the Chase Collection in this community, which have 4,000 finished square feet or more, are priced from the $922,975 to more than $1,000,000. Call 703/723-7505 for the Masters and 703/729-8776 for the Chase.

Van Metre Homes



Van Metre Homes and the custom home division of the Van Metre Cos., Marquis Custom Homes, have several upscale communities in Northern Virginia.

At Lansdowne-on-the-Potomac in Loudoun County, Van Metre Homes is selling its Windsor Collection, four home styles with 4,114 to 4,578 square feet, plus a three- or four-car garage. The homes have transom and elliptical windows, four or five bedrooms, three full baths, two half baths and base prices from the upper $900,000s. Call 703/726-8111.

At Raspberry Falls in Loudoun County, a golf course community with a Gary Player-designed course, Marquis Custom Homes offers a portfolio of homes for customization with base prices from the upper $900,000s and higher. WCI Renaissance Housing Corp.www.WCIRenaissance.com

Virtually all of the WCI Renaissance projects fall into the category of upscale housing, since the average sale price of a Renaissance home for the past three years has been more than $1,000,000.

Beacon Hill in Leesburg, an equestrian community, offers estate homes on 3-acre sites, with some overlooking the golf course. WCI Renaissance’s Grand Monet model is available for viewing at this location.

Four homes are available at Beacon Hill, with average prices from $1,700,000 to $1,900,000.

At Long Acres in Leesburg, single-family homes will be built priced from $1,350,000 to $1,600,000.

WCI Renaissance and Stanley Martin are developing Greene Mill Preserve in Loudoun County off U.S. 50, where WCI Renaissance will build single-family homes and town homes. The single-family homes are priced from the $900,000s to more than $1,000,000.

Winchester Homes Inc.


In Northern Virginia, Winchester Homes is selling 50 estate homes on 3/4-acre sites at Oak Hill Reserve in Oak Hill, priced from $1,274,000 to $1,390,000.

The Langley model is available for previewing at Oak Hill. The community is close to the Fairfax County Parkway and Fair Oaks Mall.
