Miller and Smith LLC is building 121 town homes at Victory Lakes in Bristow, a planned community with a clubhouse, an activities director, soccer and baseball fields, tennis courts, swimming pools, trails, three lakes and a dog park.

Each home in this Prince William County community will include professional landscaping, a detached two-car garage and an enclosed courtyard.

Inside, both models feature three bedrooms; 21/2 baths; ceramic tile flooring in the foyer, master bath and powder room; 10-foot ceilings on the main level; a gas fireplace; 42-inch maple cabinets and recessed lighting in the center-island kitchen; a master bath with a tub and separate shower and a structured wiring package.

The Grand Regents town homes have about 2,600 finished square feet, with base prices from $459,990. Homeowner association fees are $105 per month.

Buyers can choose between alternate floor plans on each level, starting with the main level, which has a great room open to the center-island kitchen and breakfast area at the rear. In the front, buyers can opt for a small living room, dining room or library or a larger combined dining room and living room with a smaller great room.

The second floor includes a laundry room, the master bedroom, a bath, a walk-in closet and an office or master sitting room. An alternate plan features a recreation room, two bedrooms and a full bath.

The third floor includes a central recreation room with a volume ceiling, two bedrooms and a full bath. The alternate third floor has a central library, a master bedroom, a walk-in closet, a luxury bath and a sitting room with a wet bar.
