At Breckenridge Condominiums at Montgomery Village, residents can enjoy a centrally located

swimming pool with a sun deck, tennis courts and a newly renovated community clubhouse with a kitchen.

A fitness center will open in the future. Since the development, formerly an apartment complex, is located within Montgomery Village, residents also can enjoy access to four more community centers, seven swimming pools, 18 parks and recreation areas, walking trails, lakes, a natural amphitheater, and a nature center.

Located in the Interstate 270 corridor, a short drive from the Capital Beltway and a few miles from the Shady Grove Metro station, Breckenridge also is close to shopping, entertainment and employment areas in Gaithersburg, Rockville, Bethesda and the District.

Buyers at Breckenridge Condominiums can opt for a renovated home or purchase an as-is home at a lower price. Reserved parking is included with the homes, with carports and garages for sale.

The builder is offering $5,000 in closing-cost assistance with the use of the builder’s designated lender and settlement company for condominium purchases in Breckenridge East and $7,000 in closing cost assistance for buyers of homes in Breckenridge West, where the homes are larger.

An additional incentive program is available for Montgomery County government employees such as policemen, firefighters and teachers.

Renovated homes include new kitchen and bath cabinets, ceramic tile flooring in the foyer, kitchen and bath, a full-size washer and dryer, new carpet, new 1-inch blinds and a one-year home-buyer warranty.

In the Breckenridge East homes, the kitchen includes new laminate counters and black appliances. In the Breckenridge West homes, new stainless steel appliances and granite counters are included.

The homes in Breckenridge East range from 762 square feet to 1,070 square feet, with base prices from $199,990 to $282,990 for the renovated homes, and from $189,990 to $272,990 for the as-is homes.

Condominium fees range from $160 to $236 per month.

In Breckenridge West, the three models have from 1,269 to 1,425 square feet, with renovated homes base-priced from $340,990 to $374,990. The as-is homes are priced from $325,990 to $359,990.

Monthly condominium fees range from $285 to $320.

Condominium fees for both buildings include water usage, the swimming pool, tennis courts, the fitness center, the clubhouse, trash pick up, sewer charges, snow removal, common area maintenance and the condominium’s master insurance policy. The community is pet-friendly.

The Greystone model in Breckenridge East has 995 square feet, a condominium fee of $212 per month, and a base price of $272,990 for the renovated home and $262,990 for an as-is model.

This home has a foyer leading into the living room, which has a sliding glass door to a balcony with a storage space. The dining room is open to the kitchen. Nearby are two closets and a laundry closet.

The bedroom includes two more closets and access to a full bath that is also accessible from the hall. Stairs lead to a second floor with a loft and a closet.

The largest home at Breckenridge, the Redstone model in Breckenridge West, has 1,425 square feet and a base price of $374,990 for the renovated model and $359,990 for an as-is home. The monthly condominium fee is $320.

This home has a laundry room and a closet off the foyer, a central living room and a separate dining room next to the kitchen, which has a pantry. A balcony or patio are located off the living room and includes a storage space. The master bedroom has a walk-in closet and a private full bath. Two more bedrooms and a second full bath are on the opposite side of the living room from the master bedroom.
