As summer approaches, beach lovers might wish for a home closer to the shore, yet within commuting distance of work. For some, Annapolis is the answer. The historic charms of Maryland’s capital are 35 miles from downtown Washington and at the doorstep of the Eastern Shore via the Chesapeake Bay Bridge.

Those who consider Annapolis out of their price range will be interested in Regatta Bay, a condominium conversion project by Stellar Advisors LLC, where one- and two-bedroom residences are base-priced from the low $200,000s to the upper $300,000s.

Located just off Bestgate Road within walking distance of the Westfield Shoppingtown Annapolis, a mall with Nordstrom, Borders, Lord & Taylor, a movie theater, restaurants and additional shops, Regatta Bay is also near the planned Annapolis Town Center at Parole.

Buyers can upgrade the home with crown moldings, flooring and cabinet upgrades and appliance upgrades. One-car garages, two-car garages and reserved parking spaces can be purchased.

The homes range from 600 to 1,175 square feet. Base prices range from $223,900 to $382,000, with monthly condominium fees ranging from $173 for a one-bedroom home to $225 for a larger two-bedroom home.

A financial incentive of $5,000 toward closing costs will be given to buyers who use one of the builder’s designated lenders.

The Chesapeake model, with 755 square feet, is base-priced from $257,000 to $269,400. This home has an open living room and dining room with a computer niche and a sliding glass door to a balcony.

The kitchen includes a door to the laundry room. The bedroom has a walk-in closet and a private door to the full bath, which is also accessible from the dining area.

The largest model, the Providence, has 1,175 square feet and is base-priced from $375,900 to $382,000.

This home features an open living room and dining area with a fireplace and a sliding glass door to a patio.

The kitchen includes a pantry and a door to the laundry room. One bedroom has a walk-in closet and a private full bath, while the second bedroom has a walk-in closet and a door to a full bath that is also accessible from the living area.

The Providence also has a loft overlooking the living area.
