Condominium buyers fall into several groups. Young professionals are eager to own property with access to entertainment venues. Empty-nesters are looking for freedom from homeowner chores such as lawn maintenance. First-time buyers are searching for affordable housing.

Builders often locate new condominiums close to Metro stations or bus stops, recognizing that many of their buyers choose to live in a condominium so they can avoid long commutes.

While many of the condominiums in Montgomery and Howard County fall into the upscale category, some are financially accessible to first-time buyers.

Among the new condominiums in Montgomery County, KSI Services Inc. is developing Midtown Bethesda North at 5750 Bou Ave. in North Bethesda, a high rise building with concierge services, garage parking, a guest suite, a library and conference room, a billiards room, a sports center, a cafe with wireless Internet service, a private theater and 20th-floor skybox with a swimming pool with a waterfall and a hot tub, a landscaped sun deck, a summer kitchen with a grill and a party room with a catering kitchen.

The homes have Italian kitchen cabinets with granite counters, hardwood flooring in the living areas and kitchen, prewiring for a plasma TV and surround sound, walk-in closets, Berber carpeting in the bedrooms, full-size washers and dryers and upscale baths.

The one-bedroom-and-den homes are base-priced from $439,000 to $476,000, and the two-bedroom and two-bedroom-and-library homes are base-priced from $567,000 to $692,000. Penthouse homes are priced from $707,000 to $930,000.

Monthly condominium fees range from $300 to $600.

Duball Woodmont LLC is developing Lionsgate, an upscale condominium community at the corner of Woodmont Avenue and Old Georgetown Road in Bethesda.

Lionsgate is one block from the Bethesda Metro and a supermarket, and within walking distance of upscale shops and restaurants.

The building has a doorman, valet parking, a 24-hour front desk, a fitness center and a clubroom. Each home has hardwood flooring, stone flooring in the baths, Viking stainless steel appliances and granite counters in the kitchen. Many of the homes include bay windows and balconies.

Sales started in April for buyers on the preview list for the 131 homes; 99 homes are still available.

Base prices range from the low $600,000s for one-bedroom-with-den homes, the mid-$900,000s for two-bedroom homes, $1,200,000 for two-bedroom-with-den homes, and from $2,000,000 for three-bedroom homes.

Monthly condominium fees range from $470 to $1,390.

The Patrinely Group is building the Trillium in Bethesda, an upscale condominium at the corner of Wisconsin Avenue and Battery Lane.

Reservations are being taken now for these homes, which the builder calls “design ready,” awaiting finishing touches of an interior decorator of the buyer’s choosing.

Upscale amenities, including concierge services, are anticipated to be part of this development. Condominium fees have not yet been determined, but the average size and price of various home styles has been estimated.

The one-bedroom homes are expected to average 900 to 1,000 square feet, with an average base price in the upper $400,000s to the upper $600,000s.

The two-bedroom homes with two baths average 1,270 square feet, with a base price averaging in the low $900,000s.

The two-bedroom homes with 21/2 baths, averaging 1,630 square feet, will have a base price of about $1,200,000.

The two-bedroom homes with three baths, averaging 2,000 square feet, will have a base price of about $1,600,000.

The three-bedroom homes with three baths and an average of 2,485 square feet have base prices of about $1,800,000.

The largest homes, with an average of 2,650 square feet, will include three bedrooms, three full baths and a powder room, with a base price of about $2,400,000.

Toll Bros. Inc. is building one-, two- and three-bedroom condominiums at White Flint Station in North Bethesda, at 11800 Old Georgetown Road.

The condominium is next to the White Flint Metro station and near two shopping malls.

The complex will include secure parking, concierge services, four courtyards, a fitness center, an outdoor, resort-style swimming pool and a two-level clubroom. Each home will include 9-foot ceilings, a patio or balcony, hardwood flooring and kitchens with stainless steel appliances and granite counters.

Some of the homes include a fireplace.

The one-bedroom, one-bath homes are base-priced from $285,815 to $363,115; the two-bedroom, one-bath home from $427,280; and the two-bedroom, two-bath homes from $471,410 to $576,090.

The two-bedroom, two-bath home with a den is priced from $614,320, and the three-bedroom home with two baths is priced from $664,000.

Foulger-Pratt Contracting LLC is building luxurious condominiums at Park Potomac Place, a high-rise complex with upscale amenities at Interstate 270 and Montrose Road.

The community includes retail stores, urban-style brownstones, restaurants and mature trees in addition to the two high-rise towers.

The condominiums offer an elegant lobby with a 24-hour desk, a fitness center, a circular pool, a landscaped courtyard with a grill area, a clubroom with a wet bar, fireplace and catering kitchen, overnight guest suites, controlled-access parking and direct transit service to Metro.

Each of the homes includes upgraded appliances, granite counters, an island or peninsula workstation in the kitchen, marble flooring in the master bath, high ceilings, full-size washer and dryer, prewiring for Internet service, and hardwood flooring in the foyer, living room, dining room and kitchen.

The corner homes include a balcony, and most residences have a fireplace option.

The homes are priced from the upper $700,000s to $2,000,000, with monthly condominium fees ranging from $600 to $1,500.

At Rockville Town Square, near the Rockville Metro station, a 12.5-acre mixed-used community includes a wide range of condominiums from studios up to three-bedroom homes being built by Ross/Danac.

These two- or three-bedroom homes have two full baths, a powder room, high ceilings and large windows. The homes are priced from the $300,000s, with monthly condominium fees of about $300.

Fairfield Residential LLC is building condominiums at 13500 Carlow Point Circle in Germantown, a development known as Ashmore at Germantown.

This community will include a swimming pool with a Jacuzzi, a party room, a business center, a fitness center and surface parking. Garage parking is also available, and the community is near the MARC train station.

The condominiums have one, two or three bedrooms and one or two baths, and are base-priced from $199,900 to $374,900.

Condominium fees range from $215 to $300 per month.

RST Development LLC is building condominiums at 13th Street and Eastern Avenue in Silver Spring, a development known as the Galaxy.

The development, within walking distance of the Silver Spring Metro, shops and restaurants, will include 169 homes, a rooftop terrace, a social room for residents, a fitness room and a staffed front desk.

Inside, the homes will include granite counters, 42-inch cabinets and stainless steel appliances in the kitchen, a full-size washer and dryer, hardwood flooring in the living areas, ceramic tile baths and track lighting.

Floor plans are available with one bedroom, one bedroom and a den, two bedrooms and two bedrooms and a den.

A small number of two-level, two-bedroom homes will be available.

Sales have not yet begun, so prices and condominium fees have not yet been announced.

Cityhomes by Centex is building condominiums near the Takoma Park Metro station, in a development known as the Pavilions at Takoma. Located within walking distance of the Metro, shops and restaurants, this development is anticipated to begin sales sometime in November. Ryan Homes is building both town-home-style condominiums and traditional condominiums in elevator buildings at Elkridge Crossing in Elkridge, an area with recreational amenities, shops, restaurants and a location convenient to Columbia, Baltimore and Washington.

Standard features include 9-foot ceilings on every level, a Trex deck and natural oak cabinets and G.E. appliances in the kitchens.

Buyers can add hardwood or ceramic tile flooring, moldings and a master bath upgrade to the homes.

The traditional condominiums, the Hampton Court models, are priced from the $270,000s with a monthly condominium fee of $267.

The town-home-style condominiums, base-priced from the upper $310,000s to the upper $350,000s, have a monthly condominium fee of $218.

The homes each have garage parking and a terrace, two or three bedrooms and two to four full baths.
