While age 65 was once the traditional retirement age, attitudes have changed. The term retirement, used much less frequently today, now evokes a lifestyle of more active leisure activities, including jogging, swimming, playing tennis, dancing and joining a variety of social groups for attending theater, discussing literature and volunteering.

Developers are designing communities to accommodate residents age 55 and older, known as active adult communities, which offer easy access to a range of activities along with housing options for one-level living and less home maintenance. While some of these communities offer town homes and single family homes with garages, others are condominium homes in low-rise or high-rise buildings.

Active adult communities are particularly popular in Anne Arundel County and on the Eastern Shore, where residents can enjoy easier access to fishing, boating and beaches.

K. Hovnanian Homes is building single-family homes at Crawford’s Ridge in Odenton, where seven homesites are still available.

Located in the Piney Orchard area, this development is close to shopping and dining. The Eisenhower golf course is also nearby. The single-family homes have about 2,800 finished square feet with four bedrooms, 21/2 baths and a two-car garage.

Priced from the mid-$500,000s, these homes include a library, a living room or optional formal dining room, a family room, a breakfast room and a kitchen on the main level. Homeowner association fees are $40 per month.

K. Hovnanian Homes is building condominiums in midrise buildings at Four Seasons at Saint Margaret’s. The gated community includes a two-story clubhouse and a swimming pool and offers a location near shopping and dining and the attractions of downtown Annapolis and the Chesapeake Bay.

The two-bedroom, two-bath homes are base-priced from $289,990 to $374,990 and have 1,129 to 1,429 finished square feet. The three-bedroom, two-bath homes are base-priced from $394,990 to 422,490 and have 1,740 to 1,847 finished square feet.

Each model is available with or without a loft. Some of the homes include a garage.

Monthly condominium fees are $235 for the homes with a garage and $230 per month for the homes without a garage.

The Gatherings at Cedar Ridge at Piney Orchard, Beazer Homes Corp.’s gated community, has 11 four-story elevator buildings with garages for a total of almost 300 residences.

Cedar Ridge is part of the planned community of Piney Orchard in Odenton in Anne Arundel County, which includes a marketplace with retail shops and restaurants, walking and biking trails, ball fields, an ice arena, indoor and outdoor swimming pools, tot lots, lighted tennis courts and a 45-acre nature preserve with boardwalk overlooks.

Cedar Ridge residents will have access to all the Piney Orchard facilities in addition to the community’s own amenities, including a community center with a swimming pool, tennis courts, a fitness center and an indoor lounge.

The Cedar Ridge condominiums have base prices from $291,990 to $404,990 and 1,439 to 1,963 square feet. Condominium fees range from $375 to $400 per month.

Ryan Homes is building condominiums at Hearthstone at Eden Brook in Odenton. Minutes from shopping, these condominiums, built in four-story elevator buildings, are priced from the low $290,000s and up.

Three homesites located on the water’s edge, known as the Pointe at Sloop Cove Landing, have more than 3 acres of land each and a private pier for each home.

Pulte Homes Inc.’s Bay Crossing, a 168-home development between Lewes and Rehoboth in Delaware, is close to beaches and the adjacent Midway Par 3 public golf course.

The clubhouse includes a swimming pool, a boccie court, a badminton/volleyball court, a horseshoe pit, a multipurpose court, a tennis court, walking paths and a tot lot for visiting grandchildren.

The homeowners association at Bay Crossing will provide lawn care and snow removal in addition to common-area maintenance, plus a lifestyle director for activities.

Three single-family home models are base-priced from $403,990 to $443,990 and two villa models are base-priced from $364,900 to $399,990.

The average monthly homeowner association fee is $160 for the single-family homes and $175 for the villas.

The Lennar Corp. has teamed with Brookfield Homes Corp. to create Providence at Heritage Shores near Bridgeville, Del. Residents of Heritage Shores have a social membership in the country club, and a number of homesites will back to the golf course.

Brookfield and Lennar will be building a variety of detached and attached homes, each with main-level living, a one- or two-car garage and the option of expanding onto a second floor of living space.
