Ryan Homes is building 37 single-family homes on lots of up to one-third-acre at Beechtree in Upper Marlboro, a resort-style planned community with a golf course, a clubhouse, a lake and a swimming pool.

Each home in this Prince George’s County community will include a brick front, beaded vinyl siding, a brick stoop, professional landscaping and a two-car garage. A three-car garage is optional.

Inside, all 10 models feature four bedrooms; 21/2 to 31/2 baths; hardwood or ceramic tile flooring in the foyer, kitchen, laundry room and powder room; 9-foot ceilings on the main level; crown and chair-rail moldings; upgraded interior trim; a gas fireplace; Corian counters and recessed lighting in the center-island kitchen; and ceramic tile flooring in the full baths.

The homes have 2,249 to 4,948 finished square feet, with base prices from $578,900 to $820,900. Homeowner association fees are $90 per month.

The Highgrove model, with 3,576 square feet, is priced from $733,900. This home features a two-story foyer with a dramatic split staircase entered from the foyer and the kitchen. The main level has a formal living room, a formal dining room, a study and a two-story family room. The kitchen has a breakfast area, a walk-in pantry and a nearby laundry room.

Upstairs, the master suite has two walk-in closets and a luxury bath with a soaking tub, two vanities and a separate shower.

The second bedroom has a private full bath. Two additional bedrooms share a connecting bath. Buyers can add a morning room on the main level with a master sitting room above.
