While condominium sales in Northern Virginia may have slumped in recent months, builders are counting on the steady interest among several groups of buyers in this style of home.

First-time buyers, traditionally seeking an affordable entrance into homeownership, are attracted to some condominiums for their relatively low price.

Young professionals and empty-nesters find condominiums desirable because they require less maintenance work and often are located in areas near entertainment such as night life, restaurants and shops, offering a taste of urban living even in a suburban location.

Condominiums near public transportation are expected to maintain their value and attractiveness to buyers as the traffic woes of the region continue to worsen for commuters.

Following is a sampling of new condominiums near the Vienna Metro, in the Fair Lakes area of Fairfax County and in Reston and Herndon.

Beazer Homes Corp. is building condominiums across from the Vienna Metro station at Avera Station, a development with a fitness center, an outdoor swimming pool, walking trails, a clubroom, a theater room, a library and concierge services.

Each home has a deck, hardwood flooring in the living area and kitchen, an installed flat-panel television, cable and Internet prewiring, an individual washer and dryer and a kitchen with granite counters, stainless steel appliances and 42-inch maple cabinets.

The homes have one or two bedrooms with one or two baths, and some include a study. Prices range from the $300,000s to the $600,000s, with monthly condominium fees of $200 to $400.

Pulte Homes Inc. will be building condominiums as part of its Metro West development, approved earlier this year for a site just south of the Vienna Metro station.

The development will include clusters of offices, shops, restaurants and town homes in addition to the condominiums.

Centex Homes is building 102 two-level, town-house-style condominiums with one-car garages at East Market at Fair Lakes, on the corner of West Ox Road and Fair Lakes Drive.

Residents will be close to shops and restaurants and to Interstate 66 and U.S. 50. The Vienna Metro station is a 10-minute drive from this location.

The homes have from 1,557 to 2,188 finished square feet and are stacked with two floors of one home above the two stories of another home in a four-level building. Each home has three bedrooms and 21/2 baths, including a master suite with a walk-in closet and a bath.

Additional features include a balcony, a separate living room, a separate dining room and a family room. The homes are priced from $425,000 to $504,000, with condominium fees of $240 per month.

The Bush Cos. is building the Elan at East Market, next to the East Market retail center in Fair Lakes.

Amenities at the Elan include a two-level cascading swimming pool, a party room, a gym, a business center and underground garage parking.

The homes are available in classic or loft-style floor plans, both including gas heat and hot water, a full-size washer and dryer, 9- or 10-foot ceilings, granite counters and maple cabinets in the kitchen and ceramic tile flooring in the baths.

The classic homes include ceramic tile flooring in the foyer and kitchen, while the loft homes have hardwood flooring in the living areas. Some homes include a balcony, and gas fireplaces are available.

The homes are base-priced from the mid-$200,000s. Some three-bedroom homes with 1,700 square feet are available from the $650,000s. Condominium fees range from $200 to $460 per month.
