While condominium sales in Northern Virginia may have slumped in recent months, builders are counting on the steady interest among several groups of buyers in this style of home.

First-time buyers, traditionally seeking an affordable entrance into homeownership, are attracted to some condominiums for their relatively low price.

Young professionals and empty-nesters find condominiums desirable because they require less maintenance work and often are located in areas near entertainment such as night life, restaurants and shops, offering a taste of urban living even in a suburban location.

Condominiums near public transportation are expected to maintain their value and attractiveness to buyers as the traffic woes of the region continue to worsen for commuters.

Following is a sampling of new condominiums near the Vienna Metro, in the Fair Lakes area of Fairfax County and in Reston and Herndon.

Beazer Homes Corp. is building condominiums across from the Vienna Metro station at Avera Station, a development with a fitness center, an outdoor swimming pool, walking trails, a clubroom, a theater room, a library and concierge services.

Each home has a deck, hardwood flooring in the living area and kitchen, an installed flat-panel television, cable and Internet prewiring, an individual washer and dryer and a kitchen with granite counters, stainless steel appliances and 42-inch maple cabinets.

The homes have one or two bedrooms with one or two baths, and some include a study. Prices range from the $300,000s to the $600,000s, with monthly condominium fees of $200 to $400.

Pulte Homes Inc. will be building condominiums as part of its Metro West development, approved earlier this year for a site just south of the Vienna Metro station.

The development will include clusters of offices, shops, restaurants and town homes in addition to the condominiums.

Centex Homes is building 102 two-level, town-house-style condominiums with one-car garages at East Market at Fair Lakes, on the corner of West Ox Road and Fair Lakes Drive.

Residents will be close to shops and restaurants and to Interstate 66 and U.S. 50. The Vienna Metro station is a 10-minute drive from this location.

The homes have from 1,557 to 2,188 finished square feet and are stacked with two floors of one home above the two stories of another home in a four-level building. Each home has three bedrooms and 21/2 baths, including a master suite with a walk-in closet and a bath.

Additional features include a balcony, a separate living room, a separate dining room and a family room. The homes are priced from $425,000 to $504,000, with condominium fees of $240 per month.

The Bush Cos. is building the Elan at East Market, next to the East Market retail center in Fair Lakes.

Amenities at the Elan include a two-level cascading swimming pool, a party room, a gym, a business center and underground garage parking.

The homes are available in classic or loft-style floor plans, both including gas heat and hot water, a full-size washer and dryer, 9- or 10-foot ceilings, granite counters and maple cabinets in the kitchen and ceramic tile flooring in the baths.

The classic homes include ceramic tile flooring in the foyer and kitchen, while the loft homes have hardwood flooring in the living areas. Some homes include a balcony, and gas fireplaces are available.

The homes are base-priced from the mid-$200,000s. Some three-bedroom homes with 1,700 square feet are available from the $650,000s. Condominium fees range from $200 to $460 per month.

Fairfield Residential LLC is building Legato Corner, a condominium development near the Shops at Fair Lakes, Fair Oaks Mall, Fairfax Towne Center and Fairfax Corner.

This gated community includes a resort-style swimming pool, an athletic center, a walking trail and open spaces with a pond and creek.

The homes include a covered patio or terrace, ceramic tile flooring in the foyer, 9-foot ceilings, crown moldings, a tub in the master bath, granite counters, stainless steel appliances, a breakfast bar and pantry in the kitchen, a formal dining area, a washer and dryer and multiple outlets for phones, cable and high-speed Internet access.

The homes are priced from $266,900 for a one-bedroom home to $327,900 and up for a two-bedroom home. The three-bedroom homes are sold out.

Basheer & Edgemoore Homes LLC is building town-house-style condominiums at Charleston Square off U.S. 50 in Fairfax, convenient to Interstate 66, U.S. 29, the Fairfax County Parkway and Fair Oaks Mall.

Shopping is nearby at Fairfax Corner and Tysons Corner.

These homes will feature an open interior floor plan with a circular staircase open to all four levels, a clubroom, a kitchen, a living room, a dining room, a family room, a fireplace, three bedrooms, three full baths and a two-car garage.

The homes include expansive owners’ retreats and formal and informal living areas, and buyers can add optional elevators, terraces and verandas.

The homes, which will have 2,500 to 3,000 finished square feet, are anticipated to be priced from the $600,000s, with condominium fees starting at about $350 per month.

KSI Services Inc. is developing Midtown Reston Town Center with a mix of upscale condominium homes, ground floor retail space for shops and restaurants and a landscaped public park.

Located at Reston Town Center with its shops and restaurants, the development includes upscale amenities such as concierge services, valet parking, a uniformed doorman, and two guest suites that function as an on-site hotel for visitors.

The development includes a staffed front desk, lounge areas, a terrace, rooms for private parties and meetings with a warming kitchen, a copy/fax facility, a private theater screening room, a large demonstration kitchen for entertaining with guest chefs, a health and fitness center and a heated outdoor pool surrounded by a landscaped terrace with a fountain and a hot tub.

The homes have from one to three bedrooms, including high ceilings, large windows, balconies and sunrooms.

Fairfield Residential is building 573 condominiums at the Bryson in Herndon, a gated community with two resort-style swimming pools with a hot tub, a gazebo, walking trails, an athletic center, a business center, a clubroom and a billiards room.

The homes have one to three bedrooms with one or two full baths, and standard features include a covered patio or terrace, ceramic tile flooring in the foyer, 9-foot ceilings, crown moldings, granite counters in the kitchen; oval bathtubs, arched doorways, ceiling fans and a washer and dryer.

The homes have 536 to 1,359 finished square feet, with base prices from $219,900 to $399,900. Monthly condominium fees range from $133 to $330 per month.

K. Hovnanian Homes is building three- and four-level town-home-style condominiums with garages at Coppermine Crossing in Oak Hill, five minutes from Reston Town Center.

These homes include three bedrooms, 21/2 baths and 1,620 to 1,650 finished square feet.

Inside, the homes have hardwood flooring in the foyer, ceramic tile flooring in the baths, a gas fireplace, a master bath and a center-island kitchen with 42-inch raised-panel oak cabinets.

The homes are priced from the upper $300,000s to the low $400,000s, with monthly condominium fees of $110.

Crimson Partners is building 169 condominium homes at the Mark at Dulles Station in Oak Hill, near the anticipated future Metro station.

Plans for the development include shops, restaurants and offices in addition to the homes.

The Mark will have a resort-style swimming pool with free wireless Internet service, a fitness center, a clubroom, a landscaped courtyard with an outdoor fireplace and a garage with reserved parking.

The one- and two-bedroom homes have one or two full baths. Standard features include ceramic tile flooring in the foyer, bath and kitchen; ceilings of up to 11 feet, and 42-inch maple cabinets, granite counters, stainless steel appliances and recessed and pendant lighting in the kitchen.

The homes have 714 to 1,162 finished square feet, with base prices from $271,900 to $437,900. Monthly condominium fees range from $249 to $485.
