Water views seem to relax people instantly, changing a tense moment into one of serenity by distracting the eye with a sparkle of sunlight or a mysterious ripple on the surface.

Wooded views change with the season, but water views can change by the minute as the sun goes behind a cloud and the light shifts from dawn to sunset. With water as a border to a property, homeowners never need to fear development on that side of their home, only the occasional appearance of a boater.

In addition to the physical joy of living on the water, buyers of waterfront homes also can appreciate financial security. Homes built near the water are likely to retain their value and become more valuable as time passes, given the finite nature of land close to a lake, a river, a bay or the ocean.

Maryland’s Eastern Shore, from just over the Chesapeake Bay Bridge to Ocean City, includes several new developments of communities with water views.

Back Creek Landing LLC and Seawright Homes are building a community of 40 single-family homes on 60 acres surrounded by nature preserves and water. Homesites are a third of an acre to a half acre.

Placed at the head of San Domingo Creek, Back Creek Landing will include several waterfowl ponds.

Walking trails, sitting areas and observation platforms will be part of the community, which also will feature a creek pier, pond docks and areas for kayak and canoe storage.

Three models are available, with base prices from the low $500,000s. Each has a brick foundation and a stone or brick facade, a covered front porch and a two-car garage. Interior features include hardwood flooring in the foyer, ceramic tile flooring in the full baths, a wood-burning fireplace, transoms, high ceilings, 42-inch cabinets and Corian counters in the kitchen, and pocket doors and built-ins throughout the house, including display niches.

A community shuttle brings residents to and from the beach.

Bayside includes tennis courts; a swimming pool; a kayak launching dock; a crabbing pier; and a clubhouse with a lounge, fitness center, indoor pool and spa, community meeting room, library, office and kitchen.

The Cape May Collection and the Bayfront Collection of single-family homes are waterfront. The Cape May homes are priced from the upper $400,000s and have four bedrooms, 21/2 baths and a two-car detached garage. The Bayfront Collection homes, priced from the upper $500,000s, have three or four bedrooms, 21/2 to 31/2 baths and a two-car rear-entry garage.

Many of the four models in this collection include front and rear porches or decks to enhance outdoor living. The villa homes at Bayside are priced from the mid-$300,000s.
