Recreational amenities are the hallmark of active adult communities developed by Slenker Land Corp., and the company’s Central Parke at Colonial Charles in Charles County is no exception.

While developing a community with low-maintenance homes is an important part of the company’s plans, the developer also believes that providing a resortlike lifestyle is crucial to the success of an active adult community.

At Central Parke at Colonial Charles, designed for households with members 55 and older, plans call for 468 condominium, single-family and villa homes to be built in a wooded 126-acre enclave near Waldorf.

The Colonial-style resort club includes a great room, an auditorium, a grand hall, a card room, arts-and-crafts studios, a billiard room and a catering kitchen. The Parke Coffee Shop and the lakeside terrace offer casual gathering places for friends and family.

The resort club includes an outdoor swimming pool and patio, a whirlpool tub, a sauna, a massage room and a fitness center, including an aerobics studio. Tennis courts and walking trails offer more opportunities to stay fit. The trails wind through the community’s wooded setting, which includes open space and ponds.

A lifestyle director coordinates group activities and outings to nearby shopping centers and cultural activities. The maintenance program provides lawn care, gutter cleaning, garden bed maintenance, shrub trimming and snow shoveling for all the homes.

Not far from Colonial Charles, residents can find opportunities for boating and fishing on the Potomac River. Golfers can play at White Plains Golf Course or Swan Point, and shopping can be found in quaint country stores and at St. Charles Towne Center.

The Airston Group Inc. is building four styles of single-family homes at Central Parke at Colonial Charles, with base prices ranging from $389,900 to $449,000. Homeowner association fees are $250 per month.

The homes have a brick water table on the front of the home. Buyers have the option of a full brick or stucco front. The homes have 61/2-inch beaded vinyl siding, professional landscaping and a two-car garage.

Standard features include 9-foot ceilings on the main level, a gas fireplace, crown moldings, a security system, wiring for cable and telephone service, gas heat and ceramic tile flooring in the kitchen and breakfast area, the foyer, all bathrooms and the laundry room. The kitchen includes 42-inch wall cabinets, a pantry and recessed lighting, and the master bath has a tub and separate shower.

The Chatham model, priced from $424,900, has a columned front porch leading into a foyer with an adjacent powder room. Double doors link the foyer with the study, which has windows on two sides and can be accented with a bay window.

The formal living room and formal dining room are defined by columns, and columns also flank the entrance to the two-story, open family room, center-island kitchen and breakfast area. Across the hall from the kitchen is a laundry room with a door to the garage.

The first-floor master bedroom suite includes two walk-in closets and a luxury bath. Buyers can add a bay window to the bedroom.

The second level has a second bedroom with French doors to a balcony, a walk-in closet and a full bath. Two unfinished storage rooms are on this level and can be converted to living space, adding a third bedroom or an upstairs study and a third full bath.

This home can also be expanded with a room extension off the master bedroom, an extended front porch and an angled breakfast nook with seven windows.
