Two Northwest Washington neighborhoods are experiencing a revival, with renovated homes; new and converted condominiums; new restaurants, shops and art galleries: Logan Circle and the Mount Vernon Square area near the new D.C. Convention Center.

In the midst of these two neighborhoods, a renovated condominium is for sale at 1415 10th St. NW for $749,000.

Residents can walk west from the home and reach the Studio Theatre, art galleries, shops, restaurants and an upscale grocery store within blocks. Walking east just one block to Ninth Street, residents will find art galleries, new cafes and night life either already available or coming soon, including a Mongolian barbecue restaurant, a bakery, a vegetarian restaurant and a microbrewery.

Condominiums and mixed-use developments are planned or under construction on several nearby blocks. The Mount Vernon Square Metro station is nearby, linking the neighborhood with the rest of the city.

Built circa 1900, the Federal-style row house on 10th Street has been renovated recently into two loft-style condominiums. The upper-level home, Unit 2, has more than 1,400 finished square feet, with high ceilings, skylights and windows on three sides to fill the space with natural light.

Parking near Logan Circle can be challenging, and this home includes secure parking in the back for one car, with a roll-down steel garage door. The building also includes a security system with a video camera and telephone, so residents can see if anyone is outside the home at any time.

Owners of this contemporary home may want to entertain frequently because the loft is designed to accommodate a large group in its open spaces. The home has been painted a blue-gray, which provides a neutral palette for most furnishings yet adds a distinguishing touch that complements the hardwood flooring.

The living-dining area is open to a kitchen that includes a center island with a soapstone counter to match the other counters. This island has a cooktop along with space for food preparation and casual dining. Across the dining area from the kitchen is a built-in buffet with open shelving below that matches what is in the kitchen. The kitchen has stainless steel appliances, including a Sub-Zero refrigerator and Thermador and Bosch ovens and a cooktop.

At one end of the open loft is a gas fireplace with a sleek stainless steel surround that echoes the stainless steel of the kitchen appliances. The loft has high ceilings throughout, with a stepped up section over the kitchen and dining area and a slightly lower section above the living area for a more intimate feel. Across the front of the loft are a row of windows facing 10th Street, a pleasing streetscape with a row of renovated homes with charming architectural detailing and front gardens.

A glass door at one end of the loft leads outside to metal stairs to a spacious rooftop deck with city views. The deck includes gas, electric and water hookups plus a built-in bench with storage below. The deck is generously sized, with space for entertaining a large group.

Back inside, this home has a large walk-in closet off the loft that can be accessorized with shelving or clothes poles as the buyer chooses. Nearby, another closet features a stacked Bosch Axxis front-loading washer and dryer.

The hall leading to the bedrooms and baths is lined with floor-to-ceiling windows.

Pocket doors open onto the first of two full baths. The smaller bath includes a dramatic turquoise tile floor, a pedestal sink and a frameless glass shower with turquoise and green tiles.

Adjacent to this bath is the master suite, accessed through two frosted glass doors that can be kept open for an easy flow to the rest of the home. The master bedroom includes hardwood flooring and two walk-in closets that can be customized for the buyer.

The master bath includes a skylight over the dressing area and another skylight over the shower. This bath includes marble flooring, a marble shower with a seat, a glass door and multiple shower heads, including a rainfall shower. In addition, this bath has a whirlpool tub and a double-sink vanity.

Pocket doors open into the second bedroom, which has two closets and a niche for a desk or dresser.

The home includes smart wiring for Internet access and recessed lighting throughout. Buyers will find the home in pristine condition, ready for moving into an urban, contemporary lifestyle.
