Active adult communities typically include recreational amenities for residents to stay physically and

mentally fit. Many offer a low-maintenance lifestyle. Residents of active adult developments, who must be age 55 or older, often want to trade their lawn mowers and paintbrushes for tennis rackets or golf clubs.

In Howard County, NVHomes is building villa-style condominium homes at the Courtyards at Waverly Woods East, an active adult community in Woodstock, Md., with an on-site golf course. The Waverly Woods Public Golf Course is located at the community, and golfers also can join the Turf Valley Country Club two miles away. Turf Valley includes a private golf course, restaurants, a day spa and a hotel.

Waverly Woods has its own 6,000-square-foot clubhouse with a fitness facility, an outdoor swimming pool with a pool house, tennis courts, a putting green and croquet and bocce courts. Residents can walk to a shopping center with a grocery store, restaurant and pharmacy.

The homes at the Courtyards at Waverly Woods are base-priced from $459,990 to $509,990, with homeowner association fees of $186 per month and condominium fees of $57 per month.

The homes have 2,601 finished square feet on two levels, with a first-floor master suite and a full unfinished basement.

The Bella Via Villa homes have 61/2-inch beaded vinyl siding with stone detailing and a brick stoop, with a brick paver front walk, a sodded lawn, professional landscaping and a two-car garage with carriage-house-style doors. Each home includes a deck.

Inside, standard features include 10-foot ceilings on the main level, 9-foot ceilings on the second level, a Colonial trim package, recessed lighting, a security system, high-tech wiring and gas heat and hot water. Each kitchen has hardwood flooring, a breakfast area, 42-inch oak or maple cabinets, a pantry, upgraded appliances and Solaris solid-surface counters. The baths have ceramic tile flooring, and the master bath includes a large shower with two seats and dual shower heads.

Buyers can add a sunroom, a kitchen island, tray ceilings, a study with bookcases, a finished lower level, a home office, fireplaces, oak stairs, a wet bar and upgraded flooring and appliances.

The Bella Via Villa model has an angled front door set into a courtyard created by location of the garage. Inside, the foyer has a staircase leading to the upper and lower levels, a closet and a powder room. The living room includes a two windows and a decorative column.

A laundry room links the garage and the kitchen, which has an optional bay window on end units. The kitchen opens to the dining room, which is also open to the family room. The dining room and family room are open to the upper level.

The first-floor master suite includes a walk-in closet and a bath with a large shower and two vanities. Buyers can add a tray ceiling to the master bedroom and a tub to the master bath.

Upstairs, a loft overlooks the dining room and family room. The second bedroom has a sloping ceiling and a walk-in closet, and the third bedroom also has a walk-in closet. These two bedrooms share a full bath with a double-sink vanity. The upper level also includes a storage room.

The lower level can be finished with a recreation room, a home office, a wet bar and a bath. This level also includes an unfinished storage room.
