Active adult communities, restricted to households with members age 55 and older, can be found throughout

the Washington suburbs. Typically, these communities feature a low-maintenance lifestyle that enables homeowners to spend less time working on home upkeep and more time on pleasurable pursuits such as socializing, swimming, walking and reading.

About 53 percent of potential new home buyers responding to the 2007 Today’s Home Buyer survey by Fulton Research and Consulting said they plan to move from their current home when they retire, and 46 percent said they plan to stay within one hour of their current home when they retire and move.

One area these buyers might choose is Anne Arundel County, where several active adult communities are under development. In addition to the traditional recreational amenities of swimming pools and clubhouses, many of the communities are located near historic Annapolis, golf courses or the Chesapeake Bay.

K. Hovnanian Homes is building condominiums in midrise buildings at Four Seasons at St. Margarets. The gated community includes a two-story clubhouse and a swimming pool and offers a location near shopping and dining.

Each model is available with or without a loft. Some of the homes include a garage.
