Above-average household incomes often translate into demand for more luxurious homes. The U.S. Cen-

sus Bureau’s American Community Survey places Montgomery County’s 2005 median household income of $82,187 sixth highest in the nation. Prince George’s County’s median household income of $63,365 is high above the national median household income of $46,242.

Both counties include many households with incomes much higher than the median and with people who are eager to own an upscale property.

Upscale homes vary in size and style just as much as homes in more affordable price ranges, from estate homes surrounded by acres of land to luxury town homes clustered in an enclave.

Despite their differences, upscale homes share something in addition to a high price tag: high-quality materials used to highlight a quality design. Materials such as stone and brick exteriors, hardwood and ceramic tile flooring, and granite and marble counters are usually standard in these sophisticated homes.

Here’s a look at a few new developments with homes priced above $900,000 in Montgomery and Prince George’s counties.

Advantage Homes


Advantage Homes LLC is building estate homes in two locations in Montgomery County. At Burnt Hill Estates in Clarksburg, buyers can choose among three models to build on 4- to 10-acre estates. The homes start at $1,299,990 and include four-car garages, moldings and high ceilings among many standard features.

At Peach Tree Estates in Dickerson, seven homes will be built on 3-acre sites. The homes have stone and brick fronts and three- or four-car garages. Base prices begin at $1,499,900.

In Prince George’s County, Advantage is building 27 homes on three-quarter-acre to 2-acre wooded sites at Northern Estates in Glenn Dale. The homes have 4,000 to 5,000 finished square feet, with a brick front, and they are base priced from $879,000 to $999,000.

This builder will introduce two more communities later this year at Magruder Estates East in Upper Marlboro and Archers Glen in Brandywine.

Artery Group


Artery Group LLC is building 10 luxury single-family homes on 5- to 15-acre wooded homesites at Andalusian Preserve in Brandywine, where the homes will have a brick or stone front, four bedrooms and two or three full baths.

The homes have 4,847 to 5,007 finished square feet, with base prices starting in the $900,000s. The community includes ponds, trees and hills and is near several equestrian centers. Standard features in the homes include a fireplace, hardwood and ceramic tile flooring, high ceilings, a luxury master bath and an upgraded kitchen.

Craftmark Homes


Craftmark Homes Inc. is building upscale town homes and estate homes at several locations in Montgomery County.

At Bethesda Crest, 24 luxury town homes are being built with prices beginning at $1,750,000.

At McAuley Park in Potomac, seven homes with brick or stone fronts are being built on half-acre homesites, priced from $2,369,900 to $2,559,900. Each home has four levels with 4,950 to 5,800 square feet, with a four-car garage, high ceilings, moldings, a marble master bath and an upgraded kitchen.

Equity Homes Inc. is building upscale homes at Stoney Creek in Maryland, where 34 homes will be built on 2-acre homesites just minutes from River Road. The homes include arched entryways, transoms, columns, high ceilings and garages for three to five cars.

EYA is building luxurious town homes at the Brownstones at Park Potomac in Potomac, each with a rooftop terrace and a terrace on the family room. The homes have a two-car garage and four finished levels with hardwood flooring, oak stairs, a gas fireplace, high tech wiring and a gourmet kitchen with maple cabinets and granite counters. The homes are priced from the $900,000s.

Keswick Homes is offering upscale homes at three locations in Montgomery County. At Stoney Creek in Potomac, the estate homes are available on 2- to 3-acre sites, priced from $2,499,990.

On MacArthur Boulevard in Potomac, carriage-style homes are being built on half-acre sites, priced from $2,499,990.

At Avenel in Bethesda, homes are available on 1-acre sites and are priced from $4,099,990 to $4,349,990.

Mid-Atlantic Builders


Mid-Atlantic Builders Inc. prides itself on its innovative floor plans, nearly always including a “spa” bath with glass block walls, whirlpool tubs and walk-through showers.

At Meadow Creek in Upper Marlboro in Prince George’s County, the builder is offering homes on 2- to 4-acre homesites, priced from the $900,000s.

At Bradford Retreat at Woodmore North in Bowie, the homes are priced from the $900,000s. The homes have four bedrooms, three or four full baths and from 4,406 to 5,180 finished square feet.

NVHomes has been building luxurious town homes and single-family homes for more than 20 years in the Washington area. The company is selling estate homes in several locations in Montgomery County.

In Potomac, 21 homes on wooded sites in a gated community are being built at Greenbriar Estates, priced from $2,000,000 to $2,200,000.

Nearby at Greenbriar Preserve, 30 homes will be part of a private wooded enclave, with homes priced from $1,500,000 to $1,900,000.

At Robert’s Landing in Darnestown, homes priced from $1,100,000 to $1,500,000 will be built on homesites of 1 to 21/2 acres.

Ryan Homes


Ryan Homes builds single-family homes, town homes and condominiums in all price ranges in the Washington area, including upscale homes in Montgomery County.

At Orchard Hill, nine homes are available on 2-acre and larger sites. This community in Silver Spring has homes priced from $1,500,000, including the Monarch model, which starts at $1,600,000. The Monarch model includes a two-story foyer with a hexagonal rotunda, a two-story family room, an upgraded kitchen with an octagonal center island and a luxury master suite with an octagonal tray ceiling and a separate sitting room.

Toll Bros.


Toll Bros. Inc. builds a variety of home styles in different price ranges, often within the same community. In the upscale price range this builder has several developments in the Washington area, including Potomac View in Potomac.

At Potomac View, buyers will be able to purchase among the last few homesites with views of the Potomac River. The 46 homes in this community, built on 1-acre and larger sites, will be priced from the upper $1,000,000s to more than $2,000,000.

Lot premiums increase the price of the waterfront homes. The development includes parks, picnic areas, walking trails and tennis courts.
